My role requires me to recruit and train agents, developing relationships with developers and property owners, develop innovative marketing campaigns and successful leasing strategies. As an independent profit centre it is my responsibility to ensure that the department is profit generating.

As the Director of Better Homes I was given the task of setting up and managing the commercial sales and leasing teams. Originally started of as a manager in early 2005 with a small team of leasing agents, my job required me to develop systems, protocols, business development, marketing and advertising strategies, identify areas for diversification, recruit and train agents. Eventually by the end fo 2008 the team grew to a size of 80 sales and leasing agents.

In 2004, I arrived in Dubai with AED 3,000 in my pocket.

I've let go of approximately AED 750,000 in revenue this year. 
Here’s why:

Since 1st January 2025, I haven’t worked on a single individual transaction. 

I now pass every individual deal and the immediate revenue to my team members.

This is so I could move away from the smaller game and focus on bigger opportunities.

This decision follows the 10x strategy: 

Stop doing what gives you 2x returns and start focusing on what can give you 10x returns.

My actions today are sowing the seeds for long-term growth. 

As a result of this change in strategy, I was able to invest time in building relationships and working closely with institutional investors and corporates to acquire large portfolios of income-generating assets with 50X-100X the ticket size.

I went from struggling to find work during the 2008 financial crash to building a real estate company that moves hundreds of millions in property every year.
 
Here are the 3 decisions that changed everything for me.

Interestingly, none of them felt smart at the time, and all of them were uncomfortable.

But looking back, they proved to be turning points in my life. 

1. Buying a home in 2006 when I couldn't afford it

I had just moved to Dubai and was barely standing on my own two feet financially. 

Buying a property felt premature, even a little irresponsible. But I did it anyway.

That property's value has increased 4x over the years. 

More importantly, it taught me that calculated financial risks, even when they feel uncomfortable, often pay off exponentially.

2. Taking on Sereno Residences as an exclusive project

This decision kept me up at night. 

We were taking full responsibility for the commercial success of a development project, everything from positioning to sales to collections.

One misstep could damage our reputation and credibility in the market.

But this project became our breakthrough. 

It changed how the market perceived us and opened doors to much bigger opportunities. 

It gave me the confidence to pursue high-stakes projects without hesitation.

3. Starting Artha in the middle of COVID

Nobody knew when, or IF, things would return to normal during the thick of COVID-19. 

The real estate market was frozen. Everything was locked down. 

It was a very uncertain time. 

Starting a company in that environment felt absurd. 

But that discomfort forced us to focus on the right levers to build the company and position ourselves for the recovery that eventually came.

The common thread? 

Each of these decisions felt risky because they pushed me out of my comfort zone. 

But discomfort is often a signal that you're growing.

If a decision feels safe and comfortable, you're probably not stretching enough.

By April 2025, we had sold 90% of an AED 150 million residential development in just six months, for first-time developers, without a show apartment. 

It was a new development in JVC that we helped launch & sell for real estate veterans who understand development but were looking at sales and marketing partners. 

Sereno Residences is expected to be handed over in 2026.

The 3 partners brought 65 years of cumulative real estate experience in development, and were looking for a sales and marketing partner.

Here are the 3 outcomes we achieved for them.  

- A diversified buyer base with installments coming in on schedule. 
- Solid real sales traction and a healthy cash flow.
- 90% sold-out project in under 6 months 
- Dynamic pricing and payment plans to ensure that the sales objectives are met

They wanted to sell their first project in Dubai but were missing the operational playbook to make it happen sustainably. 

Here’s what I advised them and why it worked:

1- First, credibility equals velocity. 

We positioned the company under a clear developer identity (@ Sereno Residences, marketed through @ Artha), and sold a consistent story to brokers and buyers. Even without a show apartment, a coherent brand + transparent messaging closed trust gaps.

2- Second, product + price fit wins. 

We recommended a simple product mix: mostly one-bed units, some studios, and a few two-beds. It was the kind of inventory JVC buyers were actively seeking. 
Pricing and a realistic, buyer-friendly payment plan were set to match market expectations while protecting developer cash flow. 
Early deposits and staged instalments (roughly mid-20s percent collected initially, followed by regular instalments) gave the partners liquidity without overexposing them.

3- Third, not leaning on single-buyer bulk deals. 

We avoided large single-buyer transactions that could stop the project if one party defaulted. Instead, we diversified buyer sources across many brokers, so risk was spread, and construction/sales momentum couldn’t be halted by one failure.

4- Fourth, broker economics and speed. 

We built an incentivised broker engagement plan, paid commissions promptly, and fast-tracked SPA signings. That kept broker motivation high and reduced friction to close. We also ran launch events, regular broker breakfasts, and tight admin processes for deposit collection.

Outcome: near full sell-out in 6 months of project launch, steady installment payments, and a developer team that can now credibly position themselves for the next project.

If you’re a new developer or a team making the leap into development, the lesson is simple: 

- Brand the business,
- Fit the product to the market, 
- Diversify buyer risk, 
- Make it easy and profitable for the best brokers to sell for you.

Less than 24 hours before the Devil's Circuit, I decided to participate.

It was a spur-of-the-moment decision.

I hadn't trained or prepared for it in any way (except that I've been very regular with my gym & diet).

California Residences, one of our exclusive projects, was sponsoring the event. 

My team was participating.

So I thought: I'm not just going to stand under the scorching sun for 2 hours and cheer from the sidelines.

If I'm going, I might as well participate.

Here are the 3 things I took away from the experience:

1. Consistency compounds in unexpected ways.

I completed 13 out of 15 obstacles. 

The two I couldn't do required serious upper-body strength. 

I crushed the ones that demanded lower body and core strength thanks to my consistent fitness routine. 

My body was ready, even when my mind had doubts. 

You never know when your daily disciplines will pay off, but they always do.

2. Your limitations are often assumptions, not facts.

Everyone told me not to do it, including my wife and friends. 

Because of my femur injury and surgery from 3 years ago, there was general concern that I shouldn’t take the risk. 

But I went ahead and completed the full circuit without any problems. 

3. Overthinking kills more potential than failure ever will.

If I'd used my brain too much, I would've talked myself out of it, giving myself a thousand reasons why I shouldn't have gone for it, why it was risky, and why I wasn't ready.

But sometimes, you just need to act.

The finale? 

A slide into 17 tons of ice at -2 degrees, peppered with rock salt, made me feel every cut and bruise from the obstacles in that moment.

But it was worth every second.

The lesson: Don't overthink it. 

If you want to do something, just do it.

What's something you've been overthinking that you should just act on?

I’ve trained 500 brokers over the last 20 years and built 2 real estate businesses since 2015. 

Here are my 2 non-negotiables of business growth. (That I’ve learned the hard way)

Building a business is chaotic.

It doesn't matter if you're six months in or six years in; there's always chaos.
Clients with urgent demands. 

Vendors pushing timelines. 

Team members require urgent decisions. 

Market conditions that shift overnight.

Most of that chaos is outside your control.

Here are 2 things you can do, starting today, to scale your business. 

1- Having the discipline to say NO to distractions

Chaos is unavoidable. But discipline is what gets you through it. 

It's what separates businesses that scale from businesses that collapse under pressure.

For example: 

Here’s how I used to operate before vs how I operate now. 

I used to answer every call, message, and ‘urgent’ request from my team.

Now, my rule is simple:

If something's important, WhatsApp me. If it's truly urgent, I'll respond or call back.

95% of the time? It's not urgent. 

As a result, I stopped breaking my momentum for things that don’t require my immediate attention.

Discipline is less about working longer/ managing time and more about protecting your energy for what moves the needle in business.

2- Prioritize networking from the get-go

All the business I get, personally, comes through referrals. 

Not marketing. Not ads. 

Referrals.

And referrals come from relationships.

I network everywhere: the gym, parties, events, training programs, and project launches. 

And if you do it right, it becomes your most powerful growth engine.

Discipline and networking. 

Master both, and business growth is just a matter of when.
