Why I’m Investing in Damac Islands (and How You Should Think About It Too)

This isn’t another “Dubai property hype” post.
This is my personal investment decision.

Yes, I’ve always spoken about avoiding cookie-cutter homes.
But this time, the numbers, timing, and location lined up perfectly.

Here’s why:
1️⃣ Safety buffer matters more than hype
The townhouse I bought was originally priced at AED 1.6M.

Today, it’s worth AED 3.3M.

Even if the market corrects by 15–20%, I’d still walk away profitable.

That’s what a margin of safety looks like and that’s the only way you should invest.

2️⃣ Demand defines your liquidity
60% of Dubai’s upcoming supply is in the townhouse segment and yet, end-user demand continues to exceed available units.

In my community alone, families stay for 3–5 years minimum.

That means stable rental income, consistent appreciation, and zero vacancy stress.

3️⃣ Land is getting scarce (really scarce)
When I zoomed out on Dubai’s master plan, the brown patches (available land) are almost gone.

Every developer from Emaar to Damac is now fighting for the last prime plots.

That’s why projects like Damac Islands and The Valley will define Dubai’s next investment wave.

4️⃣ Strong developer. Proven delivery. Smart timing.
In real estate, timing matters as much as product.

Getting into Phase 1 or 2 of a master community gives you both appreciation and liquidity.

And Damac despite all the opinions has the financial muscle to execute.

In short → I’m investing where land is scarce, demand is deep, and data makes sense.

This is not about hype.
It’s about structured, smart real estate investing.

Everyone’s talking about “oversupply” in Dubai real estate.

But let me tell you one thing straight, there’s actually a shortage.

Holiday home demand in Dubai is growing 22–23% every year.
That means more landlords are saying no to annual leases and yes to short-term rentals.

Why? Because the math makes sense:
→ Annual lease = 6–7% net ROI
→ Holiday home = 9–12% net ROI (after management fees)
→ Plus: zero hassle, zero bounced cheques, zero follow-up.

Holiday home operators now approach landlords six months before handover, locking properties even before they hit the market.

As a result, brokers are struggling to find stock.

This is why handed-over properties are under massive pressure and why prices and rents continue to rise.

Let’s talk numbers (source: DXBInteract):
→ 384,000 units currently under construction in Dubai.
→ 74% (270,000 units) are only 0–20% complete.
→ 13% (49,000 units) are 20–40% complete.
→ Only 8,000 units (2%) are near handover (60–100% complete).

In short, 87% of upcoming supply won’t be delivered for 2–3 years.
That means we are not anywhere near oversupply.

Even in mature communities like Arabian Ranches,
I’ve seen five families put down cheques within 3 days for a single villa.

So, when someone tells you “Dubai’s overbuilt,” ask them: Overbuilt where?
Because on the ground, there’s not enough to go around.

Dubai’s Q3 report (Cavendish Maxwell) just confirmed something big:
→ 55,300 sales transactions in one quarter
→ Off-plan up 23.6% YoY
→ 76% of all transactions now off-plan
→ Residential prices up 16.1% YoY
→ Rents up 10.9% YoY despite rising supply

This isn’t what a cooling market looks like.
This is what a maturing, demand-led, supply-absorbing market looks like.

But here’s the real insight nobody is talking about:
Dubai has officially shifted from a volatility-driven market to a fundamentals-driven market.

Shorter construction cycles…
Strong end-user demand…
Massive population growth…
Developers pacing launches instead of flooding the market…

And yes, the big one:
→ 366,000 units coming between now and 2028 does NOT mean oversupply.
It means normalisation.

2026–2027 will be the first true absorption test.

But at Dubai’s current rate of population growth (1,000+ new residents per day), the market looks set to digest most of it.

About the luxury and ultra-luxury segment?
Still outperforming, even with fewer transactions.

The mid-market?
Now the engine of the city.

The rental market?
Growing… but stabilising.

This is exactly what long-term investors wait for a market that rewards data-backed decisions, not hype.

If your exit plan is 3 years, you’ll be surrounded by cranes, not palm trees.

→ Intent matters more than content.
A broker can talk numbers all day but intent shows when they tell you to wait instead of forcing a sale.

Sometimes the right advice is: “Don’t buy right now.”
That’s the difference between a broker and an advisor.

→ Get everything in writing.
If someone promises parking, rent guarantees, or payment flexibility, ask for it on an official email.

Because 3 years later, people change, CRM teams disappear but paper remains.

Real estate is not just about closing deals.

According to the latest Global Power City Index, Dubai is now ranked 8th in the world, ahead of cities that have existed for centuries and once dominated global influence.

Dubai is a tier-one city… without tier-one pricing.

And it’s showing up in how people buy:
→ Fewer short-term flippers.
→ More end-users locking in homes with lasting value.
→ Investors shifting to family-oriented villas and mid-luxury communities.

With 1,000 new residents arriving daily, and nearly 120,000 units expected for handover in 2026, Dubai is entering its next growth phase, one defined by maturity, liquidity, and lifestyle-driven demand.

The fundamentals remain unbeatable:
✔️Zero property tax
✔️87% of transactions in cash, unmatched global liquidity
✔️Villa prices up 66% since 2014, and 175% since post-pandemic lows

And yet despite all this growth Dubai is still undervalued compared to global peers.

The next 12 months are about positioning, not predicting.
