We were nearing the end of a gorgeous walk and talk, one where the conversation meanders and dives deep into all the things that matter, when Stephanie said something that seemed so simple but had me stop walking.

"Great results. Great care."

She had been sharing that what she’d noticed - being that care stands out in all our client stories and what I write about.  That it threads through everything we do.

I turned to her, smiling. Yes, she got it! 

They’re not separate.

Care is not a weak partner and it isn't a negotiable.

It's the foundation, the key, to a great result - in all the ways. 

Later that afternoon, I went home and felt called to read a recent review from an agent we partnered with for the sale of a home in Camberwell.

The market is speaking. And I wonder are people hearing what it’s really saying?

We’re seeing two types of properties right now:

- The ones that are well priced, well located, with very few or no concerns (in regards to the property/floor plan) are selling and often well!
- The rest? Sitting. Being passed in. Reduced. Hesitation everywhere.

What we’re noticing more than anything and have done for months now?

Buyers are sensitive. Really sensitive.

They’re not rushing. They’re not guessing.

They’re questioning everything:
💰 Is the price fair?
🏠 Does this feel like value?
🙋‍♀️ Why hasn’t it sold yet?
👬 Should we wait for something better/different? 

We’re seeing more buyers turn to advocates and not just for clarity but for a genuine advantage over those trying to navigate it all on their own.

This market isn’t necessarily harder. But it’s definitely less forgiving.

“Hi, I was just listening to your conversation with Nadine Udorovic on her podcast today…” she said after I answered my phone.

On the other end of the line was a woman who sounded uncertain, afraid of making the wrong decision, anxious about the future after years as a stay-at-home mum, and wondering if she’d reached out too late. 

She’d bought at the peak in 2021 and was now facing the weight of change on her own.

As I listened, I was reminded once more that these conversations are never just about property.

They’re about people;  their fears of the unknown, their hopes and the courage it takes to start again.

As we all know, so much of what prepares us to help others doesn’t come from formal experience but from the lived kind. 

The hardships, the lessons and the wisdom and empathy that arises through the journey. 

Had I not walked through my own challenges or supported many other women navigating theirs, I wouldn’t bring the same calm, clarity or conviction to these moments.

It’s not only these moments that matter but they are special.

Because you know you’re giving real value.
 
You know you’re helping someone feel calmer, steadier, lighter and more capable of facing what’s next.

I don’t get reminded why I do what I do as I know it, deeply and often.

But it’s conversations like this that reaffirm just how meaningful this work truly is.
