Hello, I’m Brian Hall, Chief Commercial Officer at North Shore Energy. I lead our mission to deliver clean, resilient energy storage solutions by turning bold vision into operational reality—across every project, every partnership, and every community we serve.

As CCO, I oversee the full scope of day-to-day operations—from supply chain and logistics to engineering and on-site deployment. I ensure our solid-state, non-lithium ESS units are delivered on time, installed with precision, and maintained with zero compromise on quality or safety.

I work closely with our executive team to develop and execute scalable strategies that drive growth, accelerate adoption, and position North Shore Energy as a leader in energy independence and infrastructure resilience.

I lead our project teams through the entire energy storage lifecycle—from regulatory permitting and site development to integration with renewable assets like solar, wind, and microgrids. My role is to make sure our solutions don’t just work—they perform, sustainably and reliably, for decades.

I’ve helped build a culture of accountability, innovation, and hands-on leadership. My focus is not just on operational excellence—but on building systems, teams, and partnerships that elevate what’s possible in clean energy.

What is  Carbotura ?

Carbotura is dedicated to investing in Waste to Circular Manufacturing facilities, which will generate high-paying manufacturing jobs and significant economic benefits. Our goal includes achieving 100% recycling, eliminating landfills, and ensuring zero emissions, all while enhancing community value and quality of life.

Every now and then a new company appears in the energy storage space with a narrative that sounds very familiar. Recently I came across messaging from a newer entrant - let’s call them Entropik - suggesting that “commodity storage” struggles to meet safety expectations, that permitting and approvals slow projects down, and that the grid ultimately needs something entirely different.

For those who have been around the industry for a while, this storyline isn’t new. Similar narratives have appeared before from technologies positioning themselves against lithium-based storage and LFP systems. The approach is simple: question the safety, question the approvals, question the supply chain, and suggest existing technologies cannot keep up with the grid’s needs.

But when you step back and look at real deployments and operating history, the reality is different. Lithium-iron-phosphate (LFP) batteries have become the dominant chemistry for both electric vehicles and stationary storage because they are stable, durable, and well understood. By 2025, global battery energy storage deployments exceeded 300 GWh annually, with tens of thousands of systems operating worldwide.

Despite this scale, the number of serious grid-scale incidents remains extremely small. Industry tracking shows only a few dozen fire-related events in the United States over more than a decade, representing a fraction of a percent relative to total deployments. Most battery fires reported in the news actually come from consumer electronics or small personal devices, not from properly engineered and certified grid-scale storage systems.

That is exactly why the industry relies on rigorous safety standards such as UL 9540, UL 9540A, and UL 1973, and more. These certifications are not marketing tools- they are engineering frameworks designed to test thermal behavior, system containment, and installation practices before projects ever reach the field.

Of course, no mechanical or electrical system runs perfectly forever. Equipment ages, components fail, and systems occasionally require maintenance. That applies to turbines, transformers, aircraft engines, and batteries alike. 
Responsible infrastructure simply plans for those realities.

The more interesting question arises when a company frames its value around what might go wrong with other technologies while not yet demonstrating meaningful deployments of its own systems. Possibility is easy to discuss. Proven projects and real operating history are much harder to establish.

Which brings me back to where this started.

Customer loyalty is priceless. It’s built on transparency, certifications, and systems that actually operate in the real world. Innovation matters.... but in energy infrastructure, credibility is earned through performance, not speculation.

Commercial real estate is entering a structural shift that many investors are only beginning to recognize. For decades, property value has largely been driven by three factors: location, tenants, and lease terms. Location determined access to customers and transportation corridors. Tenants represented the stability of rental income. Lease structures- often long-term triple-net agreements- created predictable cash flow. In that model, energy was simply an operating expense. The building paid the utility bill and moved on.

Over the next twenty years, a fourth driver is emerging: ENERGY CAPABILITY. Buildings that can generate, store, and intelligently manage power will begin commanding premium valuations. Energy is no longer just a cost.....it is becoming part of the infrastructure of the property itself and, in many cases, a new revenue opportunity.

Several powerful forces are pushing this transition. At the same time, commercial real estate itself is evolving- particularly in industrial and logistics sectors driven by e-commerce growth, same-day delivery expectations, and supply chain reshoring across North America.

As these forces converge, commercial properties are increasingly integrating technologies such as:

• Solar generation on rooftops and parking structures
• Battery energy storage to reduce demand charges and stabilize power costs
• EV charging infrastructure for tenants and fleets
• Microgrids that provide resilience and intelligent energy management

These systems allow buildings to reduce operating costs, improve reliability, support electrification, and in some cases create entirely new revenue streams. In practical terms, commercial buildings are beginning to function as nodes within the power grid, not just consumers of electricity.

The properties positioned to perform best over the next twenty years will combine strong locations and tenants with integrated energy infrastructure. Investors who recognize this shift early will have a significant advantage.

What if....... reducing your electricity bill by $30,000 per year could increase your property value by $500,000?

Most property owners focus on increasing rent to improve a building’s value. But in commercial real estate, there’s another powerful lever: reducing operating expenses.

Property values are largely driven by Net Operating Income (NOI). When operating costs decrease, NOI improves - and that improvement can significantly increase the value of the asset.

For example:

If a property reduces electricity expenses by $30,000 per year, and the asset is valued at a 6% cap rate, the math looks like this:

$30,000 ÷ 0.06 = $500,000 in potential added property value.

This is one reason battery energy storage systems (BESS) are beginning to attract attention from property owners, developers, and facility managers.

Energy storage can help properties:

• Reduce demand charges through peak shaving
• Protect against rising electricity prices
• Provide backup power during outages
• Stabilize operating expenses
• Improve NOI and long-term property value

Many utilities now operate under tiered and time-of-use pricing, where electricity during peak demand hours can be dramatically more expensive. A battery system allows a building to store electricity when rates are lower and use it when prices spike.

Basic systems today range widely depending on size and application. Residential installations typically fall between $15,000–$30,000, while small commercial systems may range from $60,000–$250,000+. Larger commercial and industrial systems designed for demand management or facility resilience can reach several hundred thousand to several million dollars, depending on capacity.

“Rebranding is putting a fresh coat of paint on the same house and hoping nobody notices the plumbing.”

That’s exactly what we’re seeing across parts of the energy storage space right now - new names, new acronyms, “next-gen” everything. But when you actually dig in - cycle life, degradation, real-world performance - you’ll find it’s the same limitations behind a better narrative. Buyer beware ......do your homework, because the truth isn’t always in the pitch deck.

The reality is, rebranding doesn’t fix chemistry, it doesn’t improve cell-level cycle life, and it definitely doesn’t create a track record where one doesn’t exist.

Let’s be honest - if you don’t have real-world exposure in the U.S., you’re not proven. If you don’t have certifications that actually matter, you’re not bankable. And if you don’t even have 20 installations deployed, you’re not experienced.....you’re early.

Based on 2025 U.S. market data, with 800+ operating BESS projects nationwide, 20 installs represents roughly 2–3% of total deployments. That’s not impressive..... that’s the minimum just to be taken seriously.

And yet, there are still companies trying to lead conversations here with zero U.S. deployments, no long-term data, and a rebranded pitch deck.

This industry doesn’t need more marketing - it needs proof. Because at the end of the day, nobody cares what it’s called….... they care what happens in year 5, year 10, and beyond.

That’s where the real separation is happening.

SUPERSTRONG TUESDAY 

There’s growing excitement around sodium-ion battery technology, and for good reason. Sodium-ion offers tangible advantages such as abundant raw materials, potential cost stability, and promising cold-temperature performance. Major global manufacturers like CATL and BYD are advancing sodium-ion development as part of their long-term strategy, signaling that the chemistry has a legitimate future in the energy storage ecosystem.

BUT....... there’s an important distinction the industry needs to keep clear: promise is not the same as maturity.

While sodium-ion is progressing toward commercialization and early installations are beginning to appear, wide-scale, bankable deployments with multi-year operating histories are still limited. Meanwhile, lithium iron phosphate (LFP) systems remain the dominant solution in utility-scale and residential markets because they satisfy what developers, lenders, insurers, and EPCs actually require ..... documented performance, certification acceptance, repeatable installations, and proven warranty structures.

If sodium-ion claims are going to be taken seriously at scale, the market deserves clarity around real deployment metrics:

1- Where are the activated, operational systems delivering measurable megawatt-hours in the field?

2- What long-term performance data exists showing capacity retention and reliability?

3- Which projects have full certification and insurance backing?

4- Who is underwriting the warranties, and what are the actual terms?

5- Which utilities or developers have executed interconnection and procurement agreements tied to real revenue streams?

Those are not emotional questions - they are commercial questions. They are the difference between projected gigawatt-hours and delivered megawatt-hours.

Sodium-ion absolutely has a place in the future of energy storage, particularly where material diversification and specific duty cycles matter. But ready for mass deployment today is not yet the reality. In energy storage, you don’t get paid for potential ..... you get paid for performance. And in 2026, LFP remains the bankable standard for serious grid and residential storage applications.

Before deploying any new chemistry, double-check that full system certifications are in place and documented. Unverified certifications can stall projects, delay interconnection, and waste valuable time.

I would know.
