Meanwhile, some mediocre contractor with half your experience is booking three jobs a week because he's showing up online talking about the work he does.

Property managers want to hire you, but they need a reason to justify it to their boss.

"I found this guy, he seems great" doesn't cut it.

"I've been following this contractor for months. Here's his work, here's what other property managers say about him" gets approved in five minutes.
