A woman once said something to me at a mastermind where most people were clearing $30k a month.

I didn’t understand it at the time.

Honestly, I almost brushed it off.

I still own rentals, RV parks, and commercial properties; they’re a big part of my portfolio.

But I’m shifting my focus toward private lending, and here’s why:
The reality of rentals hit hard:
🏚 Renters stopped paying → I covered the mortgage
💸 Unexpected repairs → $8,000 for a new roof
⏳ Stuck with a property until the market recovers

What I thought would be freedom started feeling like another full-time job.
Private lending gave me a different path:
💰 10% steady returns
🔧 No renters, no repairs
⏰ Income that shows up like clockwork
🔒 Secured first if a borrower defaults

I still love traditional real estate, but now my capital works for me, not the other way around.

Reinvesting returns grows cash flow each year without the headaches of being a landlord.

Sometimes the smartest move isn’t doing more, it’s doing it differently.

If you’ve pivoted in your investments, what helped you make the shift successfully?

There are two ways to invest in real estate.
Most people pick the harder one.

The first way?

Be the operator.

Find the deal.
Manage the rehab.
Handle the tenants.
Deal with delays, repairs, and market swings.

You earn equity.
But you also absorb friction.

The second way?

Be the bank.

Structure the deal.
Lend the capital.
Collect interest.
Protect your downside.

No contractors.
No midnight calls.
No hoping the appraisal comes in high.

Both paths can build wealth.

But they are very different roles.

One trades time and energy for upside.

The other structures for predictable returns.

The shift for me wasn’t about quitting real estate.

It was about choosing position over activity.

I hit 10,000 followers today and honestly… 
That feels weird to say out loud.

I almost never started posting.

I remember sitting at my engineering job during lunch breaks, googling stuff about money and investing, and thinking why does everyone act like they have it figured out, but nobody actually explains anything?

I didn’t grow up around investing conversations.
No one talked about cash flow, deals, or building wealth.

You just worked, saved, hoped it worked out, and retired someday.

So when I started learning, I posted mostly to document it for myself.
Not to teach.
Not to build a brand.
I literally thought maybe a few friends would read it.

The first posts were awkward.
Low likes.
Sometimes no comments.

I’d reread them, wondering if I sounded dumb, and almost deleted them.

That’s when I realized… most people aren’t lazy with money

There were seasons when I didn’t have many people around me who shared my vision.

And everything felt heavier than it needed to.

Then I started being intentional about the rooms I put myself in.

Not rooms full of people doing exactly what I do.

Rooms full of people building.

Investing.
Thinking long-term.
Trying to grow.

That changed everything.

You don’t just gain ideas in the right community.

You gain momentum.

And momentum is easier to maintain than motivation.

Especially in real estate and wealth-building, growth accelerates when you’re not the only one thinking ahead.

I was walking before sunrise, getting my steps in.
Not because I felt motivated.
Just because I set a goal: 10k steps a day, and goals don’t take breaks.

Early on, I used to debate with myself: Do I really want to do this today?

Now, I’ve learned: mindset isn’t about motivation.
It’s about removing negotiation.
Once I stopped asking, my body adapted faster than my mind ever did.

That’s when it clicked:
Consistency gets lighter when it becomes identity.
“This is just what I do.”

I’m competitive, me vs. me,
But having my husband and sister on this journey makes it fun, not heavy.

Accountability doesn’t have to feel like a chore.
I see the same thing in real estate.
Success doesn’t come from one perfect deal or a big win.

It comes from showing up, doing the work, and making consistent choices, even when progress feels slow or invisible.

What’s one habit or goal you’ve stuck with, even when everything around you tried to knock you off?

Thinking of flipping condos?

On paper, condo flips can look clean.

Lower purchase price.
Simpler scope.
Faster turn.

But in markets like Hawaii, the real story isn’t the purchase price, it’s the expenses.

HOA fees are rising almost yearly.
Insurance has jumped close to 70% in many buildings.
And special assessments can surface right before you sell.

I’m dealing with this right now across five of my own condo rentals.

Here’s what that reinforced for me:

The risk isn’t always in the deal you analyze.
It’s in the costs that are trending upward while you’re holding it.

If your expenses move faster than your margin, the flip stops being strategic and starts being fragile.

That doesn’t mean “don’t flip condos.”

It means stress-test the direction of your costs, not just the ARV.

Especially in HOA-heavy assets, small changes compound quickly.

Here’s why.

I spent five years building a rental portfolio from scratch, over 50 properties, seven figures in rentals, fix-and-flips, the whole thing.

It worked financially.
But it came with contracts, rehabs, deadlines, budgets, and constant decisions.

At some point, it stopped feeling like investing
and started feeling like another full-time job layered on top of life.

That’s when I realized something important:
Just because a strategy works doesn’t mean it fits the season you’re in.

For me, that led to private lending.
Instead of doing the work, I let my capital act like the bank.
Clear terms. Defined timelines. Less operational drag.

It didn’t erase what I learned before,
It changed how I think about effort, stress, and sustainability.

Especially for busy professionals, the real question isn’t
“How much can this make?”
It’s “What does this require from me over time?”

But for my family? I’m in.

My son, daughter, and I spent the day bowling in San Francisco.
Some throws were clean strikes.

With more experience, certain things stopped being optional,
not because I became strict, but because I learned what flexibility actually costs.

Loose underwriting shows up later.
Messy structures take time to unwind.
Misaligned partners don’t fix themselves.

Over time, my definition of a good deal narrowed.
Not to limit opportunity,
but to protect focus, time, and energy.

Experience didn’t make me rigid.
It made me decisive.

Once it changed, there was no going back.

For a long time, I heard it framed as a “man’s game.”

Aggressive. Loud. Dominant.

That never felt like me.

And for a while, I wondered if that meant I was at a disadvantage.

What I didn’t expect was this:

Not fitting the mold became my leverage.

People started reaching out quietly.

“I have money, but I don’t know whom to trust.”
“I’m unsure about this project. Can you look at it?”

It wasn’t because I was the most aggressive in the room.

It was because I was approachable.
Clear. Consistent. Genuine.

Real estate isn’t just numbers.

It’s trust.

And trust is built differently by different people.

The industry doesn’t need more of the same personality.

It needs competence paired with authenticity.

Sometimes, the thing that makes you feel “out of place.”
is the very thing that makes you stand out.

I love to work.

That sentence stopped me.

Because he was right.

My mom worked nonstop, too.
But she had to. She was a single mom with three kids.

I wasn’t forced into that pattern.

I was choosing it.

That realization changed how I see ambition.

Ambition without boundaries doesn’t just grow businesses.
It can quietly drain the people closest to you.

So I started putting parameters around my work.
Not because I care less about what I’m building.
But because I care more about whom I’m building it for.

Especially in real estate and entrepreneurship, it’s easy to justify overworking in the name of future freedom.
