Once they saw the actual numbers behind cost segregation, everything changed. I have watched clients save hundreds of thousands of dollars not by doing anything exotic, but by understanding what was already theirs.

I specialize in cost segregation for commercial real estate. My work focuses on helping investors reduce income tax liability, increase cash flow and maximize depreciation using engineering based studies.

I serve as Business Director at Madison SPECS, a national cost segregation firm with in-house engineers and accountants. Our team completes detailed analyses of building components, improvements and construction costs to identify assets that qualify for accelerated depreciation. While I'm obviously a HUGE advocate for cost segregation studies, it's important to note that this tax strategy isn't suitable for every real estate investor as there are MANY factors to consider before deciding whether it's beneficial or not.

Here are some important questions to consider and review with your CPA before taking the plunge!

✔ What was the purchase price of the property? A Cost seg study can be done on any property at any price (besides for your primary residence), but for a property purchased for under $200k, the benefits are usually not worth it.

✔How long do you plan to hold the property? if the property will be held for less than two years, cost seg may not be a good option.

✔Are there renovation plans? It is essential to get a cost seg study before making any renovations to ascertain the maximum tax benefits possible.

✔What is the land value? Properties where a significant proportion of the price is attributed to land cost leave less of a basis to depreciate.

✔What's the potential ROI of the cost seg study? We always provide a FREE upfront feasibility analysis, to determine how much the cost seg will be benefit you.

✔Will you continue to buy more properties or just hold the ones you have? Cost seg is usually most beneficial when you continue to invest, because the depreciation deductions from one property can offset the income from others

✔Do you need the cash flow generated from the tax savings? Could you reinvest to build more income and long term wealth?

✔Would you have net income or net loss without the cost seg study?

✔Are your real estate investments active or passive?

✔Do you or your spouse have Real Estate Professional Status (REPS)? Having REPS allows you to use the passive losses against your active (W2) income

✔What other tax strategies are you currently utilizing, (i.e. 1031, SDIRA, etc.)? These can have a huge impact on the benefits of cost seg.

✔Most importantly, does your CPA specialize in real estate taxation? If they're not try to find someone who does like Brandon Hall, CPA Daniel Hyman, CPA Mark Perlberg CPA, ACD Nicholas Aiola, CPA Chris McCormack CPA, MBA, CTP 

Answering these questions can help you determine if a cost segregation study is right for you and your investments!

During COVID, Linda Holtz and her husband sold their Chicago triplex.

Recapture Tax -- The scariest of all taxes...or is it?

Cost Segregation and Bonus Depreciation are amazing, but some people are so scared of recapture, they miss out on the benefits.

👉 These are a few key strategies that every real estate investor should know to avoid unexpected tax hits after a sale.

1️⃣ Partial Asset Disposition – Make sure your syndicator is using this powerful strategy. It’s not automatic, so ask about it to potentially reduce recapture tax for everyone, including LPs.

2️⃣ 1031 Exchange – Check if there’s an option to do a 1031 exchange. It’s not always possible with syndications, but it’s worth exploring!

3️⃣ Opportunity Zones – Find out if there’s an opportunity to reinvest gains in an opportunity zone, allowing you to defer that recapture tax.

4️⃣ Reinvest in New Properties – Buying another property within the same tax year can help offset gains with losses from the new investment. Some call it the Lazy-1031 

💡 Pro Tip: Have a discussion with the syndicator or general partners (GPs), as well as your own tax advisor/accountant to make sure you’re on top of these strategies and can maximize your tax benefits!

Which property type has the BEST benefits when it comes to Cost Segregation?

Mobile Home Parks/RV Parks (Manufactured Housing Communities) - and it's not even close.

Sure car washes and gas stations can in many cases be full bonus depreciation, but we'll address those another time

How much tax benefit is there anyway?! 

On a recent MHP we did a study for here's the breakdown:

Purchase price $2,440,000
non-depreciable land - $326,000 (15%)
Accelerated to 5-year depreciation $232,540 (11%)
Accelerated to 15-year deprecation $1,500,940 (71%)

That could be used as 100% Bonus Depreciation (for a 2025 purchase) to deduct over $1,733,480 in year 1 🤯

That's MASSIVE!!

Let's put that in perspective, if you took 65% LTV debt, you would have over 115% of the equity in the deal being offset by first year deductions.

I bet you didn't expect that.

What costs exactly are segregated into 5 & 15yr in a MHP, and why so high of a Percentage?

First of all, there is usually very little or no structure on the property, so very little 27.5 year depreciation, so everything else gets allocated to 5 & 15yr

Countertop

15-yr property includes:

Asphalt Paving --this is a BIG one, pads under each home
Bollards
Concrete Curbing
Concrete Paving 
Fencing
Landscaping
Retaining Walls
Site Signage
Storm Water System
etc.

These asset categories represent a HUGE amount

The remaining 19% is the 27.5yr building/Infrastructure depreciation

It's important to note, that not all MHPs are created equal when it comes to depreciation. 

In fact, especially when there are mostly Park Owned Homes, it can create a different picture.
