Change and Innovation Project Manager

Consulting in the social services sector as part of my MBA (and post-graduation), I am leading the digital transformation of Life Storybooks for young people in care. This project requires multi-stakeholder management, the development and maintenance of key relationships across all levels, meeting and surpassing key project deliverables and the development of effective change leadership implementation strategies.

The project necessitated the effective use of design thinking, lean and change leadership methodologies to manage various stages of the project and included the establishment of the additional project supporting elements such as foundation and design principles, organisational structures and development specifications.

Earlier in my career, I founded and scaled a financial services business to 2,000+ clients and $500M in assets. Burnout led to a complete reinvention: I sold the company, travelled through 23 countries with my family, completed an Exec MBA, and retrained in human-centred innovation.

That reset equipped me with the real skills leaders need to thrive in a VUCA world: slowing down to think clearly, making human-centred decisions in ambiguity, and turning insight into action.

Co-Founder y responsable del equipo de expansión inmobiliaria de Kavak en Chile, con la misión de planificar, ejecutar y administrar un plan que permitiera un crecimiento acelerado de la marca en el País.

Responsabilidades:
•	Planificar la estrategia de expansión inmobiliaria concordante con el plan estratégico de la compañía.
•	Responsable de la búsqueda de las propiedades adecuadas para desarrollar el negocio en Chile, Nuevos puntos comerciales, oficinas y centros logísticos incluyendo negociación de condiciones contractuales y asegurar contratos de arriendo
•	Planificación y ejecución de las construcciones de nuevos sitios, coordinando tanto equipo interno de arquitectura como proveedores y cuadrillas de obra.
•	Pronóstico de proyectos nuevos y control de CAPEX, anticipando las necesidades del negocio y ejecutando el Plan de Negocios.
•	Garantizar el mantenimiento preventivo y correctivo de las instalaciones, así como la seguridad en todos los centros.
•	Gestión de la gerencia y del equipo de Expansión a fin de asegurar la ejecución de la estrategia de crecimiento.

Logros:
•	Lograr replantear y aprobar la estrategia de expansión predefinida para el País adaptándola a la realidad del mercado chileno, concretando así con éxito la gestión del primer local comercial built to suit de 2.000 m2 de toda la compañía a nivel mundial, junto con la apertura de 4 locales comerciales en RM.
•	Lograr concretar, primero que todos los países en expansión,  la gestión de arriendo, y habilitación del centro de reacondicionamiento automotriz de 20.000 m2 app.

Líder del equipo responsable de los activos inmobiliarios de la empresa, tanto de la administración de los inmuebles (locales comerciales, oficinas, centros de distribución), así como también a cargo de la expansión de la red de sucursales y centros de distribución a lo largo del país.

Responsabilidades:
                                                           
•	Responsable de los proyectos inmobiliarios de Correos de Chile, de generar nuevos negocios y de rentabilizar los activos de la compañía. 
•	Responsables del desarrollo de la red de sucursales, de centros de distribución a lo largo de todo Chile y de impulsar nuevas oportunidades de mejora y de optimización de los recursos inmobiliarios desde encontrar las ubicaciones, negociación con los propietarios, desarrollo de cabidas, cubicación, licitación, construcción y post venta.
•	A cargo de la administración de más de 320 inmuebles en todo Chile, de las negociaciones de los contratos para las nuevas ubicaciones, renegociaciones de contratos vigentes y administración de estos.

Logros:
•	Generar e Impulsar 4 proyectos de mejora y rentabilización de activos que pasaron a formar parte del plan estratégico de la empresa, de los cuales se encuentra la venta del edificio corporativo de 22.000 m2 ubicado en estación central y el cambio de oficinas administrativas.
•	Planificar y llevar a cabo con éxito el plan de desarrollo inmobiliario el cual incluyo la apertura de 40 nuevos puntos de venta, el reacondicionamiento de más de 60 inmuebles entre otras mejoras.
•	Negociación de más de 100 contratos de arriendo en pandemia generando un ahorro de más de MM$500 en el segundo semestre del 2020

Responsable de planificar y dirigir los proyectos de inmobiliarios encomendados, con el fin de cumplir con el alcance, presupuesto y plazo establecidos.
Objetivos:
•	Dirigir equipos multi disciplinarios en el desarrollo de los nuevos proyectos inmobiliarios del grupo Falabella tales como supermercados Tottus, Homecenter, Tiendas Falabella, Hotel, Centros de distribuciones, entre otros.
•	Evaluación de nuevos proyectos, abarcando las áreas de normativa, funcionalidad, rentabilidad y estética de éstos.
•	Liderar la elaboración, tramitación y posteriores aprobaciones, de los diferentes permisos necesarios, tales como, los estudios de impacto sobre el sistema en transporte urbano (hoy IMIV), declaración de impacto ambiental (DIA), permisos de edificación, entre otros.
•	 Desarrollo de cabidas para costeos de nuevos proyectos.
Logros:
•	Liderar con éxito el desarrollo de diferentes proyectos de Retail e infraestructura, entre los que destaca:
-	Open Plaza Ovalle y Open Plaza Rancagua, con Oro y Plata en la convención de centros comerciales, RECON Latinoamérica 2015.
-	Hotel Courtyard by Marriot, ubicado en Avenida Kennedy.
-	Centro de Distribución de Falabella retail.
-	Entrega de proyectos a licitación y aprobaciones de los permisos del nuevo centro     comercial Open Plaza Kennedy (frente al Parque Arauco).
-	Desarrollo y conclusión de diferentes ampliaciones de tiendas del grupo y Strip Center, entre otros.
