Information gathering is killing your discovery calls and tanking your close rate. 

If you start discovery calls with questions like…

What are you looking for?
What's your budget?
When do you want to start?

Then take a second to think about this from your prospect's side.

You’ve just popped up on a zoom screen. 

They only know you from a quick snoop of your social profiles and whatever outreach you’ve sent them.

And they've been burned by salespeople who used their answers to pressure a close.

So these questions push them into protection mode. 

They lowball the budget so you don't quote the full amount.

They say "no rush" even when there's a board meeting in six weeks.

They keep things vague because vague keeps their options open.

And the worst part is you think you're gathering useful information.

But what you're really gathering is a carefully edited version of reality that will bite you later.

This is why I show my clients how to stop treating discovery like information-gathering.

And treat it like decision-mapping instead. 

So rather than asking about their business, ask about the consequences of the decision they're avoiding.  Like this…

What happens if nothing changes six months from now?

What have you already tried that didn't work?

Who else is affected if things stay the same?

These questions force the real stakes to the surface.

They help your prospect put a number on the cost of inaction.  Which is something most have never calculated.

And when that happens, you start positioning yourself as a trusted partner.

And you enhance your authority and change the trajectory of the conversation

So on your next discovery call, focus on mapping the consequences of inaction instead.

Then notice how different the conversation feels.

If your prospects finish your sales calls with anything like this…
 "Sounds good, I'll chat with my team and get back to you”.
"You'll probably hear from me next week”.
"Looking forward to your proposal”.

You're not closing those deals.

I know they sound positive.

But think about it in the context of meeting people on holiday.

You know that nice couple you and your partner got a long with by the pool and even went out for dinner with?  You know you made plans to “definitely” catch up when you got back home? 
Yeah, how's that Malia reunion with Steve and Nicola from Bradford coming along?  My guess is it’s going nowhere because you didn’t make any concrete plans. 

Your sales calls are no different.

Your prospect leaves with no urgency.   So their brain defaults to comfort mode which means not making a decision.   Your conversation becomes a fading memory buried under seventeen other priorities.

And you're stuck sending "just checking in" emails wondering why your pipeline is full of ghosts.

I teach my clients a rule that fixes this.

The 3 D's.

Never end a call without one of three things:

🤝 Decision - they're in or out. "We're not ready" beats "let me think about it" because at least you know where you stand.

📅 Date - the next conversation is locked in. Tuesday at 2pm, in both calendars before you hang up.

✅ Defined next action - something concrete happens. They send the brief by Friday. You send pricing by Thursday. They loop in their finance director.

Without one of these, you don't have a deal in progress.

You have a pleasant chat.

High-value clients respect directness.   And when you show them how you create structure and clarity within your conversation?  You’ve built authority, trust AND improved your positioning.

Remember, there’s always a subtext at play when you’re speaking with prospects.

And how you carry yourself often matters more than what you say. 

Asking what happens next isn't pushy.

It's what a trusted adviser does.

And it separates you from every other salesperson who ends calls with "great, I'll be in touch" and then spends the next month wondering why their pipeline is full of ghosts.

How many "promising" conversations are sitting in your pipeline right now with no Decision, no Date, and no Defined next action?  This is what one of my coaching clients was dealing with when we started working together 3 weeks ago.

Now it’s time to make the gap so big that everyone else is just competing for second place.

Spent a full day filming with one of my Property Investor and Developer Clients on Friday.

This is how credibility-led content should actually be done.

This wasn’t “let’s film some videos and hope for the best”.

It was about translating Alex’s property model into clear, seller-first messaging that builds trust and improves conversion.

What we filmed
 • Seller-facing video & photo assets for ads and evergreen use • Core pieces including: – “Hassle Free Homes Scotland” explainer – Trust-building authority content • Filmed across 5 different properties from Alex’s portfolio (to reflect different seller situations) • Office location: Clockwise Offices Edinburgh - brilliant space for meetings, content and focused work

My role on the day
• Appearing in the content and ads • Structuring the messaging • Directing the conversation in seller language • Thinking purely in conversion terms for purchasing property off market • Filming evergreen content that can run for 6 months+ in ads

The aim
• Lend credibility • Translate the model into language sellers actually understand • Increase response and conversion rates

Put simply: Authority-led messaging that increases seller trust and response rate.

A busy day but months of usable, conversion-focused content.
