After 17 years in media sales, I thought success meant grinding harder and steering the ship alone.

That’s when it hit me: the system was broken. And I’d lived it.

I spent those 17 years running into obstacles that shouldn’t have existed, feeling like a one-woman show when sales should have been a team sport. I watched talented leaders march in place, trying the same patch-job solutions while the real problems—misaligned departments, broken attribution, CROs and CMOs working against each other—went unfixed.

For the past 7+ years, my team and I have been fixing foundations, not symptoms.

Led the land development efforts for  the Commercial Origination Team, expanding GreenSpark’s business footprint across Western and Central New York. 

Identified communities receptive to a commercial scale solar, built relationships with local economic & land development officials, identified sites ripe for hosting a commercial array, and negotiated leases with landowners, guiding the site ultimately through permitting and towards closing. Project managed sites as they advanced towards commercial closing, working with investors to assemble everything necessary to make the deal close on time and on (or under!) budget.

Developed site design concept, selected vendors, assessed funding and development landscape in order to identify a property's highest and best use. Identified likely funding sources and reviews regulatory and zoning hurdles, if any. Coordinated tax credit equity funding applications including national developers Home Leasing and NRP Group; consults on soft money applications including HUD 811, HUD 202, Federal Home Loan Bank and other government funders. Negotiated legal agreements, and oversaw path to construction closing and through construction, on to permanent closing and operations. Coordinated entire team's activities and oddly enough, really enjoyed it.

Analyzed potential purchases, projected NPV of broker commissions and rental scenarios.  Managed a multi-tenant commercial building.  Showed commercial and industrial property to prospective tenants, drafted lease proposals, prepared CAM expense projections, worked with assessor regarding abatement schedules.  Coordinated marketing efforts.  Analyzed various financing options including projecting possible loan amounts based on loan-to-value and likely DSC ratio and interest rates.   Explained deal construct and investment returns to investors; prepared investment summaries to market deals to prospective individual investors and institutions.
