Since nobody's going to be able to post today (unless cloudflare gets its act together), we can take a moment to talk.

Once upon a time, I was a CTO of a real estate company in Cleveland, in charge of the tech stack and advertising and affiliate sale attribution.

Things were hectic, but good, with multiple seven figures per year in coaching sales on top of the ten single family house flip transactions my boss was doing each month.

But one day, I found out that the guy we were paying to write the sales copy (which I needed to spiff up and post online) charges five figures per long form sales letter.

I was earning six figures at that time, and realized that...  I need to learn to write copy.

I get that you might follow me on LinkedIn because I'm a nice guy, or you get lost in my dreamy eyes in my video content, and you might think my writing style can be a bit meandering at time.

But I'm not AI.  And I have some suggestions if you depend on it too much.

Now of course, in the time it took me to write this much, ChatGPT is now up again, but we're both invested in this enough that I should continue with the suggestions.

I've found that studying multiple types of writing is better (as in more effective) than just studying the type of writing you need to do.

Screenwriting, for example, really helped me.  David Mamet, the dude who wrote Glengarry Glen Ross, has a Masterclass (the site) course that's AMAZING.

When it comes to fiction, at the risk of seeming juvenile, I recommend learning from Chuck Palahniuk, who wrote Fight Club.  On social media, his style of using sentence fragments is the good stuff.

Really.  (See what I did there?)

They say that great writing is actually great editing, and I'd say that's true of any type of art except musical performance.

Don't use 15 words when five will do the trick.

And as far as throwing a bit of humor in...  Most of it is misdirection, like the sign in front of the bar you see in these photos.

Anyway, hopefully, with a bit of study, your ChatGPT becomes more of a walking stick than a crutch.

LinkedIn impressions are down.  You get more if you're a guy, or is it if you're a girl?  AIs and ghostwriters are replacing one-sentence wonder posters...

What do you do?

Well, just like in markets for everything from buildings to bitcoins, we go back to fundamentals.

I get it...  I studied LinkedIn with someone with over a million followers on this platform, and the funniest thing this person ever said during the coaching sessions was 'I wish I was funny.'

Humor often lands flat, but that's because it wasn't sufficiently thought through, or it's at someone innocent's expense.

Sure, when someone's a douche, it can be cathartic to see them knocked down a peg or two...

But in general, kindness is better, and the trick is to avoid 'cringe'.

Online and in schools, 'cringy' behavior is widely understood to describe unwelcome advances, jokes where the pun isn't even clever, or trying to emulate what you're not without addressing the obvious irony.

Remember when the boomers started using 'NOT' for 15 years after its two or three year stint of being popular?  Cringe.

Out of shape middle aged dude with subpar hygiene trying to pick up young girls?  Cringe af.

Of course, the humble brags and 'I've been to the top of the mountain and I've brought wisdom for all of you lesser beings' on LinkedIn is cringe, and LinkedIn actually has a bad reputation on other platforms for that.

And as a guy who's been paying for a premium account for years, watching the prevalence of pay-to-play post boosting is a bad sign...

Sure, Masterminds have long used a price tag to ensure that the rabble aren't included, and LinkedIn might be the platform of 'I'm not rich enough to be on LinkedIn' soon...

But I hope you're like me and will keep connecting on more levels than one.

Of course, if you had a fractional CFO like Ryan Yates, or an accountant who's worth their salt, you'd probably know that already.

See, the tax code WANTS you to spend on things that will, in turn, make you more money.

When that aligns with what you enjoy in life, suddenly you stop having to do without quite as often as when you are just a working stiff.

You still 100% have to make sure you don't pierce the corporate veil, because that can completely %$^! you over if you get sued.

You should also realize that this ain't financial advice, because your financial advisor needs to weigh the factors that I don't know.

But, as you can see from the photo, I got a bunch of printed memes for social media reaction photos.

You'll probably be sick of them soon enough, but hopefully it'll get a few lolz.

The mere thought of it brings a tear to my eyes.

Do you feel like an outsider?  
Well, I hate to break it to you, but the only way to reliably become an insider is by making your own group and inviting people in.

I came into real estate from tech, and tech ain't sexy.

Especially the CRM and full-stack development I focused on.

It's why my personal branding has been more... well... personal... than strictly professional.

It so happened that quite a few people noticed that I've got a knack for marketing as well, and that has put me in the arguably enviable position where I get to play chess with important people who want to talk about their investment strategies and passions.

I've now had roughly a year and a half with sponsors that let me do this in a nice warm office while it snows outside.

And don't get me wrong...  I'm not obsessed with the game.  But I AM eager to meet people in situations where we can devote our full attention...

Which is ironic, since the show's format REQUIRES that we're distracted.

But people who have been a guest on CHESS with Investors ARE insiders.  

We have a shared experience.

One that not many people have done anything like it.

Maybe one day, I'll be able to take it on the road and around the world.

That day might be soon.  But to do it, I need YOU.

That's the question I was asked just a week ago because of the hat.

The person who asked is a pharmacist who is planning on renting some A class student housing in a major city.  

They bought it for their kids to stay in while in college... One studying medicine, and the other to be a dentist.

Clearly, this is NOT someone who is well-suited to self-manage.

But, they have a reliable business that would turn into a reliable job if things get tough, and both of those provide sufficiently for some investment each year.

I mention this, because I do actually sell Real Estate is a SCAM swag, and I think it's something that is worth using as an ice breaker for YOUR real estate business.

The actual content on the site is tailored for skeptical people.  

The videos center around ways that smart, attentive people could lose their shirts in real estate for highly predictable reasons that full-time investors reliably avoid.

The ways that ignorance is NOT bliss.

Like investing in your back yard where competition is high, margins are tiny or even negative, and the government thinks your property is actually their property and you're just borrowing it.

Or the ways that your really nice coach has you over the barrel and you don't realize it until you've got your first property under contract and you stand to lose six figures, or at least the returns you would have earned on it if you never bothered.
