TAX DEPRECIATION SCHEDULE AND ASSET REGISTER

• Liaise direct with Clients and understand their requirements on each acquisition and propose solutions and approach on preparing Tax Depreciation Schedule and/or Asset Register.
• Manage a team of qualified Quantity Surveyors and Asset Accountants nationwide and co-ordinate work between states effectively.

REPLACEMENT COST ASSESSMENT
• Provide an assessment of reconstruction cost of an identical structure in the event of complete destruction of the original inclusive of demolition costs, professional fees, escalation cost over the reconstruction period, time period between destruction and re-occupation and valuation methodology.

• Collate information with respect to known construction costs and separate assets into division 40, division 43, repairs and maintenance or non-eligible.
• Prepare depreciation schedules which outline allowances available for the next 10 years using both diminishing and prime depreciation methods. We note we make every attempt to optimise depreciation entitlements to suit the investor income profile.
• Ensure the schedules are available in the required format and specific issues relating to the property have been addressed.

TAX DEPRECIATION AND CAPITAL ALLOWANCES
• Review legal and other documentation to determine the implication they would have on any Capital Allowances claim.
• Review design criteria and Employer’s scope of works that influence maximising the value of qualifying expenditure.
• Inspect the building to verify the items of plant and machinery that qualify for Capital Allowances and their use in the course of a trade.
• Review contract cost documentation and analyse the expenditure.
• Prepare a report for submission to the Inland Revenue.
• Provide back-up information and negotiate the claim with the HMRC and the Valuation Office Agency.

REINSTATEMENT / REPLACEMENT COST ASSESSMENT
• Visiting site to establish the construction specification, the finishes and services installations.
• Measuring gross internal floor areas from existing drawings.
• Undertaking reinstatement cost assessments on a “Day One” basis (which is also known as “Declared Value”). Assessments will include reinstatement of external works, demolition and debris removal costs and professional fees.
• The assessment will assume total destruction and reconstruction to an identical form, using modern techniques of construction and comparable materials by updating the reinstatement cost assessment by taking account of movement in Tender Price Indices
• Works very closely with the Team and coordinates the day-to-day instructions.
