Time is what we want the most…
 but what we use the worst.

I’m writing this from Costa Rica.

Palm trees. Ocean air. Kids laughing in the pool. The kind of place people say they’re working their whole life to get to.

And it got me thinking.

Most people talk about time freedom like it’s something you unlock later.

Work hard now.
 Suffer now.
 Someday you’ll finally get your time back.

But I’ve started to realize something.

Time freedom isn’t about escaping work.

It’s about doing work you love so much that the line between work and life gets blurry in the best way possible.

This week I went for a run before the sun came up.
Then coffee with my wife.
A couple calls with clients.

Thinking through deals, ideas, and opportunities.
And I caught myself smiling because the truth is… I love it.

Not because it’s always fun.

So yes, work hard.
But don’t wait for some distant future to enjoy life.

Tech companies invested $320,000,000,000 into data centers in 2025. 
This investment will change the course of history. 
Yet…
Many states are baulking at the expansion. 

States like Colorado, Georgia, Michigan, & nearly 3 dozen others are now in discussions within their respective legislators about creating a moratorium on building data centers. 

The main issues? 

States don’t want their constituents paying higher electrical costs.
States are worried tax payers are paying for private data centers.  
States are concerned about the capacity of our electrical grid. 
States are worried about the environmental impact. 

With the AI race heating up, this is a big problem for tech companies. 

Here’s 2 quotes from either side to frame the arguments: 

Elon Musk, CEO of GrokAI: 

“We’re very soon going to be producing more chips than we can turn on.”
“The limiting factor for AI deployment is fundamentally electrical power.” 

Kate Crawford, AI Scholar: 

“AI is neither artificial nor intelligent… [it has] an enormous environmental footprint — the minerals, the energy, the water.”

“I was blind and now I see.”

There is a thread running through all of today’s readings: God sees differently than we do.

In the first reading, Samuel is sent to anoint the next king of Israel. Naturally he assumes the strongest, tallest, most impressive son must be the one. 

But God corrects him:

“Not as man sees does God see. Man sees the appearance, but the Lord looks into the heart.”

God chooses David, the youngest son, the shepherd no one even thought to bring to the gathering.

Already we see the pattern.
What looks small to the world may be great in God’s eyes.

Then the Gospel deepens this theme through the story of the man born blind.

Everyone around him believes they understand the situation.

The disciples assume someone must have sinned.
The Pharisees assume they already know who God works through.
Even the neighbors struggle to believe the miracle.

But the only person who actually sees clearly is the one who had been blind.

When pressed, he says something remarkably simple:

“One thing I do know is that I was blind and now I see.”

The irony of the story is striking.

The man who could not see physically comes to see spiritually.
The religious leaders who think they see remain blind.

And this is the warning for all of us.

Spiritual blindness doesn’t come from ignorance.
It comes from thinking we already know.

Lent is a season where Christ gently confronts us the same way.

Where have we become blind?

Blind to pride.
Blind to resentment.
Blind to the ways God is working right in front of us.

But the good news of the Gospel is that Christ restores sight.

He meets the man who has been cast out and asks him one simple question:

“Do you believe in the Son of Man?”

The man responds with humility:

“Who is he, sir, that I may believe in him?”

And when Jesus reveals Himself, the man simply says:

“I do believe, Lord.”

Sight begins with humility.

To admit we do not yet see clearly.
To allow Christ to open our eyes.

Because in the end, the greatest miracle is not that the man received his physical sight.

The greatest miracle is that he came to recognize Christ.

And that is the true light we are invited to receive this Lent.

CRE is cheaper than stocks for the first time in 20 years.

That's not an opinion. That's MetLife Investment Management's data, published this week.

The inverse of a cap rate is real estate's version of a P/E ratio. Right now, that number says CRE is undervalued relative to equities by a margin we haven't seen since the early 2000s.

Here's what else the data shows:

The institutional redemption queue, investors trying to exit CRE funds, dropped from 19% of NAV in 2023 to 12% in early 2026. 
Private values bottomed in late 2024. Managers are projecting 5% price growth in 2026.

The bottom is in, or very close to it.

The sectors screening best right now: senior housing, infill industrial, medical office, net-lease retail. Tight supply + structural demand + reset pricing = the setup you want.

Here's what I keep telling people:
Institutional capital doesn't lead cycles. It follows them. By the time the consensus is comfortable and the big allocations are approved, pricing will have already recovered.

The window to buy at the reset is right now, not when everyone agrees it's time.

CRE hasn't been this attractively priced relative to equities in two decades. 
That's the story. The question is whether you're paying attention.
