Big win for our investors.

In 2021 we purchased an 81 unit apartment complex in the Texas hill country alongside our business partners at Quattro Capital and our investors. 

At the end of January 2026, we sold. 


Our investors made $ 3 ways:


1️⃣  During the hold period, we gave distributions

2️⃣  Tax mitigation

3️⃣  Appreciation upon sale of the property



We distributed $1,186,747 to them in total.

For my money, there's never been a better time to be diversified outside of the stock market.

Hands-off income through Real Estate without the hassle of Tenants, Termites and Toilets

The exact moment I decided to never trade my time for money again. 

It was 2012. My body was falling apart.


I was in the hospital where I was:


- I was diagnosed with cystic fibrosis related diabetes (similar to Type 1) and had to take insulin several times a day

- Dealing with a blood clot in my arm from a PICC line

- Fight a C Diff infection (if you know, you know) from too many antibiotics

- Trying to piece together why my lung function dropped 30%


I was watching my life crumble in real estate. 

And here's what hit me lying in the hospital bed:

My income was 100% dependent on me showing up. 

If I couldn't work, I didn't get paid. Period. 

(Sure, I could go on disability, but I knew that money would never keep up with the high inflation that was coming)


👉  I tried several times to buy real estate before to generate income. I failed. My health kept getting in the way.

But this time was different. 


I wasn't trying to "build wealth someday." 

I was fighting for survival.

I knew I had to step on the gas and find a way - ANY way - to earn income that didn't require my presence.

Income that would flow whether I was in the hospital bed or on a beach.

Income that worked when my body couldn't. 

That's when I went all-in on real estate. 

Not because I wanted to be super rich.

Because it was necessary.


💪  Sometimes rock bottom is the push we need.


Do you have a moment in your life that forced you to make a massive change?

I found myself so sick that I couldn't do anything in 2017.

🤔  (Or so I thought)


Cystic fibrosis was controlling my life before the miracle drug I now benefit from.


- I was in and out of the hospital for weeks at a time with virulent lung infections

- I had no energy because I digested my own pancreas (no joke) and had to manage CF related diabetes with insulin

- Coughing would keep me up all night and getting restorative sleep was just a dream


But I knew that being on disability for the rest of my life wasn't my destiny. 

But how in the world would I be able to earn money to support myself if I was so sick?


👉 Here's what I learned:


Small, seemingly inconsequential actions make a massive difference over time. 


- Reading one page of a book

- Listening to 1 podcast episode

- 5 minute conversation with a mentor


All of that made a difference when I received my miracle drug in November 2019.

The deal that taught me more than any win ever could...

It was 2021. We purchased a 58 unit property.


We did our inspection. Everything looked great. 

Then we needed a contract extension and closed 30 days later than planned. 


🚨 In those 30 days, we did NOT re-inspect the units. 

Big mistake. 

The seller let leaks turn into mold infestations that made several units completely unsafe for residents. 


Instead of spending money on unit renovations to raise rents (and increase the property value) - our original plan....

We spent money remediating mold. 


👉  Did this ruin the returns for our investors?

Nope.


Because we did heavy market research before we ever bought the property. 

We chose a great market in TN where rents were exploding, organically - even without renovations. 


🙌  Our investors made their returns. 

We didn't execute the business plan perfectly.

But we did pick an amazing market that had all the right characteristics for real estate investment. 

(Remember location location location?)


✨  The lessons:

Live where you want. Invest where it makes sense. 

AND

Do another inspection after an extension.
