Oh wait… what if they can?

Right now, Berlin is debating €2,50 cappuccinos.  
What if the real affordability shift isn’t happening in cafés, but in housing?

At Job & Wohnen, we’re building apartments for employees starting at €7,00/m².  
That’s not a utopia. They are already under construction 🏗️.

Because the pressure on Berliners isn't only high on prices for food and drinks.
We are suffering from missing apartments on the market and skyrocketing rents.

“Tonight, we’ll present a solution to the housing crisis.”

That’s how we were introduced at the EUREF-Campus Berlin Neustart Berlin conference. And honestly, that sentence stayed with me.

Because yes, it sounds bold.  
But what if it’s true?

At Job & Wohnen, we believe that solving the housing crisis requires action. And a system that gives companies a real role in housing again.

That’s what we presented on stage:  
A new model for cooperative housing, where employers secure long-term, affordable apartments for their teams.  

Not just as a benefit, but as a strategy.

From over 70 submissions, our project was selected as one of the Top 3 ideas for Berlin’s future 🏆.  
We’re proud of that! And even more inspired by what we saw around us.

Because our idea wasn’t the only strong one in the room.  
The event brought together smart minds from startups, civil society, politics, and media. All driven by the same question:  

How do we move Berlin forward?

To do that, we need solutions, but also strong connections between sectors.  
And that’s exactly what this event made possible.

Is it harder or easier to find an apartment in December?
I get this question a lot these days.

December is a very specific month on the rental market. It works a bit differently than the rest of the year.

Here’s what usually happens:
✨ 1.12-20.12: Agents want to close everything before Christmas.
 They are putting all potential offers on the market and are quick in their communication. You want to be super fast in your responses in these days.

✨ After around the 20th, the market slows down dramatically.
 Most brokers stop working, offices close, and almost no new listings appear.
 If you wait until this phase, very little will happen.

✨ BUT there is also less competition.
 Many people pause their search in December. Germans often leave Berlin to visit their families in their home towns.

→ Which means: if you stay active and respond quickly, you can actually have a better chance than usual!

4. Early January is extremely quiet.
The first week of January feels almost frozen.
And since January 1st is a public holiday, there are normally no handovers that day. That means, actual move-ins start around January 2nd.

So what’s the best strategy?

If you want to move in January, now is the time to go all in 🚀.
Use December to increase your chances and do as much outreach as possible. Especially between the holidays, when most people stop searching.

And if you (or your employees) urgently need a place for January, feel free to reach out.

Even those earning +60% of the median income are now struggling with rent. This is not a low-income issue anymore.

In Germany, more than half of all households rent their homes.

But for many, housing is no longer simply a basic need. For many, it’s becoming impossible to afford.

Here’s what the latest report from Deutscher Mieterbund reveals:

- Renters pay over 30% of their income on housing
- 12% spend more than 40% of their net income
- 13% of renters are overburdened

Even moderate-income households are feeling the strain. 

Since 2020, the proportion of renters earning at least 60% of the median income who pay more than they could afford on housing, has more than doubled.

🧑‍🧑‍🧒‍🧒 Families are being hit hard:

- Over 11% of the population lives in cramped conditions
- For families with three or more children, this jumps to nearly one-third

Displacement and lack of space are no longer limited to low-income groups.

The middle class is under pressure, too. It's something that we see in our work on a daily basis.

The report argues the market alone won’t fix this.

What do you think could bring the biggest relief in Germany’s housing market right now?

🏡 Housing is not a perk. It is the reason people stay or go.

Many companies still treat housing as a "nice-to-have."

Something optional.
Something to think about after hiring is done.

But that’s a huge mistake.

Without stable housing, nothing else matters:

Not salary.
Not relocation support.
Not onboarding.
Not culture.
Not even benefits.

When someone can’t secure a home, they can’t build a life.

And it shows.

Talented people turn down offers.
Others never relocate at all.
Some accept jobs, but leave because they can’t find a place to live.

It’s not about motivation or effort. It’s about infrastructure.

Housing is the foundation of everything else. A stable home is what turns a job offer into a real decision.
