Hey, I’m Oshri Cohen — Fractional CTO turned full-time tech whisperer.

I’ve spent the last 25 years immersed in engineering, and the last 15 leading brilliant (and sometimes delightfully chaotic) teams as a technical executive. From scrappy startups in healthtech and martech to 350-person research firms and Series C rocket ships, I’ve done it all: scaled orgs, refactored disasters, rescued investor confidence, and shipped things that didn’t catch fire on launch day. Wins all around.

30 companies in 4 years as a Fractional CTO? Yep. That’s not a typo. I embedded myself in each like a method actor in a startup biopic, just without the Oscar, though I’ve definitely made acceptance speeches to my dog. I solved mission-critical problems, rearchitected platforms, hired and levelled up teams, and created product strategies that actually made sense. And money.

At my core, I’m a systems thinker. Whether I’m rebuilding a microservices architecture, designing OKR cascades across dev teams, or explaining to a founder why their dev team is two PRs away from mutiny, I bring clarity, structure, and technical depth without the buzzword bingo.

Tech Stack? I could rattle off a list as long as your LinkedIn scroll: Python, Golang, React, gRPC, Kubernetes, Postgres, DDD, CQRS, EKS, Redis, you name it. But the truth is, I treat tech like tools, not religion. What matters more is why we’re building something and who we’re building it for. And how fast can we deploy without breaking production? (Or spirits.)

That means 40 years have passed since I first started my journey in the controls automation industry! 👣 

I was there to see the transition from pneumatics to the “AI” of our time - “DIRECT DIGITAL Control” (DDC).

I remember when “room temperature” meant 72 degrees Fahrenheit. 
(News flash: It still does).

When you had “arrived” in your Central Plant when your 1,000 ton chiller hit 0.72 kW/ton.

When COMFORT was paramount and we didn’t play unwinnable games with set-points in order to “save” energy at all costs.

I saw the transition from ARCnet to Ethernet. From closed to open. And from private to public Internet (www).

The "AHA" Moment About Chiller Lift and Capacity

Here is something that surprises almost every operator:
We have seen 1,000-ton centrifugal chillers producing 1,300 to 1,400 tons under low-lift conditions, particularly when the Central Plant is being supervised by our Advanced Supervisory Control AI.

If you ask most operators whether a 1,000-ton chiller can produce 1,400 tons, the intuitive answer is:
“No. A 1,000-ton machine is a 1,000-ton machine.”

But centrifugal chillers are not fixed-displacement machines. Their capacity is not mechanically limited to a single number.

"The kW/ton CAN'T BE that low!"

We get this all the time. Just about every time we demo our solution.

YES! - It can!

ASHRAE 90.1 says: 0.72 is Standard, 0.65 is "Good". 0.45 is BEST!

So today, right now - our Central Plant at California State University-Dominguez Hills Kenny Seeton, with three (3) 1,000-ton (rated) Johnson Controls / YORK Commercial Solutions YMC2 Magnetic Bearing High Efficiency chillers, which are amazing chillers by the way, are achieving 0.30 kW/ton (at the Chiller level) - and 0.40 kW/ton at the PLANT level!
(363 kW / 904 tons).

Two and a half years ago, we started at 0.72 kW/ton (Chiller) and 0.86 kW/ton at the Plant level, respectively. A 47% decrease in kW/ton.

Consider the LIVE "snapshot" of the Central Plant summary below:

1) Central Plant CAPACITY is INCREASED by 44.7%! The 1,000 ton rated Chiller #2 is "putting out" 904 TONS of cooling, and it's only "loaded up" 51%! 

2) The CHW Supply set-point is 46.7 DegF. As mandated by the existing logic in the BMS/Operators. The actual CHW Supply is 47.0 DegF. 

We're MAKING the CHW set point!

Nice! eleven degree "Delta T". PLENTY of flow > 1,900 GPM. Our process NEVER violates the manufacturers operational/safety limits!

Anybody who knows anything about Central Plants can see that this Chiller is HAPPY! :) 

(And so is our customer, who save $240K a year operating their Central Plant using our AI/Machine Learning solution).

And we did the exact same thing at California State University Channel Islands with the same Chillers. 48% savings in 48 days:

📆 Well it’s a year later since I posted about being in the (14%) early adopter stage of AI technology, and we’re now moving from the early adopter phase of the technology adoption cycle to the early majority. The biggest segment! 

There’s the last 14% skeptic / laggard phase. That’s not our audience. We’re at the almost 50% adoption “mid point”, which is a great point to be! 🦄 

As I said a year ago it’s extremely important to understand where you are.

This is AI Full Self Driving (FSD) for buildings. No humans “in the loop”. No “safety” driver. 

🦾 NO “guardrails”.

Just like Tesla removed the human safety drivers from their FSD cars, Facil.AI has removed stationary human operators from the equation.

I wouldn’t trust an autonomous robo taxi that was only safe if a human driver was ready to intervene.

Would you?

At some point we have to believe, with integrity, that our AI stays within the already established and learned boundaries of the mission critical systems it controls. 

It’s a deterministic, generic structural control discovery engine that can operate on noisy BMS data in production.

Any operator or store manager can override our AI 🤖 at any time, for any reason, as it NEVER OVERRIDES points!

Ever.

It yields to human operation if desired.

Additionally, safety limits are already programmed into the BMS logic controllers (or SHOULD be!?).

Finally, of course, the mechanical safety limits are immutable and those are always present at the equipment level to protect it.

Most of our competitors encourage guardrails and human in the loop operations. 

It’s easy to understand why.

Many are nothing more than FDD platforms which generate hundreds of “faults” to fix.

Kind of like enhanced alarms 🚨 

Or they’re “Single 😫 PAIN of Glass” (SPoG) dashboards that profess to bring “insights” to human-led, labor intensive operations. 

Still others talk about getting your portfolio “AI-ready”. Independent  Data Layers only. This is the latest narrative that’s spreading on LI, now that everyone realizes that AI 🤖 is here to stay and is not going anywhere 😎 

Let’s clear this up right now:

Your portfolio IS already “AI Ready”. We don’t need anyone’s “help” to safely, effectively deploy and integrate our AI solution into your existing building portfolio. 

This is yet another ploy to try to capitalize on the growing interest in AI, in the built environment.

Our plug 🔌 and play 🛝 Interoperable Software Stack (ISS) gateways, NO hardware, seamlessly connect to any legacy/proprietary or modern/open BMS/RMCC system regardless of manufacturer.

Therefore "Human in the loop" is not a feature. It is an admission that the AI is not good enough to be trusted to act on its own.

And for most vendors, that is the truth. Their AI is not good enough. So they wrap it in guardrails and sell this as a feature.

This is NOT a philosophical argument here. We have the data 📊 to back it up!

Our AI-agents have safely delivered 48% energy efficiency gains across the machines that they manage. Not the industry-standard 15% that most vendors promise.

Forty-eight percent.

That is not a marginal improvement but a fundamentally different level of performance.

There are these myths in the built environment. That we need standards, ontologies and months (years) to integrate proprietary control systems together. Standards are great, don’t get me wrong. The tremendous work of ASHRAE BACnet for example. But there are whole industries and markets that these standards aren’t even relevant:

Retail and Grocery/Refrigeration for example. 

BACnet doesn’t even exist in the top three Refrigeration RMCC systems.

So what are you going to do now with your standard??? Is it going to allow you to connect? 🔌 

No. Only technology and talent, and the will to move; gets the job done. ✅ 

People are talking about how it’s impossible to integrate these assets together and connect it to a live BIM and introduce a business workflow! 

Well we did it in a week. Together with Kimon Onuma FAIA. A week before AHR. We tried the other way. The months of endless fighting over this standard and that naming convention. 

Of “herding cats” 🐈 together trying to get this association or that vendor to cooperate with us. 

So we gave up. 

And did it ourselves.

“Product loss due to melted 🫠 ice cream”🍦 Not true. Never has been.

How do I know? Because the Gipson family happens to know a LOT about it! My daughter Ari owned and operated her own ice 🧊 cream shop at the historic Venice Beach boardwalk. Charlie Temmels. 

After working there during the summers as a teenager, Ari bought the shop from the family that owned it.

My son Keith Gipson Jr., was her partner. Keith Jr. also knew a lot about this subject. Keith managed a major supermarket in Beverly Hills, CA. Years ago I took a tour of his store. 🏬 I asked him about our industry’s obsession with driving the temperature of freezer cases as cold 🥶 as possible?

“Don’t want to melt the ice cream 🍨 right?”

Wrong! 😑 

Keith Jr. expertly explained to me that most of his ice cream 🍦 product LOSS came from two areas:

1) OVER freezing 🥶 the product.
2) Rudimentary handling of (scheduled) defrost cycles 🔄

Many different schools of thought when it comes to running a Central Plant with large electric Chillers (> 300 tons). Some focus on keeping the Condenser water as cold as possible to help the chiller “LIFT”. Others say: “Nope. My machines are “sensitive” to too cold 🥶 of a condenser water temp! 78-85 is about right!” Still others have run their plants for years at: “Outside Wetbulb Temp plus FIVE degrees!”
