I spent over 17 years as a Certified Registered Nurse Anesthetist (CRNA), a role defined by high stakes and meticulous detail. Silence is a sign of focus. 

The most critical progress happens when you are fully heads-down. 

For the past year, we've applied the same discipline to Great State Builders' growth. 

While my presence on LinkedIn has been quiet, our jobsites have been anything but.

A few updates on where we stand today:

Growing the Pipeline: We are currently active on 10 residential projects across Houston, specializing in "missing middle" multifamily and urban infill developments.

Expanding the Team: We strategically expanded our leadership team by bringing on a Lead Construction Manager with 25 years of high-volume experience at industry-leading builders.

Vertical Integration: By aligning our development, construction, and investment fund, the Texas Housing Dev LP, we’ve created a streamlined engine that provides true control over our project pipeline and quality.

It feels good to be back. Now, back to the jobsite.

CRNA turned Developer & Fund Manager | Building Multifamily Assets for Investors | Construction • Fee-Builds • Texas Housing Dev LP

I almost passed on this land 😵 

When I first looked at these lots, I saw a problem.

 At only 25 feet wide, they felt too skinny for the scale I wanted to achieve. I nearly walked away.

But my background in healthcare taught me to look past the surface, trust the data, and dive deeper.

I consulted with my architect to see if we could solve for the width without sacrificing livability or investor yield. 

We developed a design that maximized every inch of the "skinny" footprint—and that was all she wrote.

The result is a complete transformation of this pocket of Houston:

-Phase 1: 14 units (7 duplexes) completed and delivered last year.
-Phase 2: 10 units (5 duplexes) currently under construction.
-The Vision: I have 5 additional lots owned and another 5 under contract on this same street for the exact same floor plan.

Once we finish building out these final lots, we will have constructed 44 units on one single street—forming the most built-out block in this area.

Three lessons learned from this project:
1.) Dive Deeper: The best opportunities are often hidden behind a "constraint" that scares off other builders.
2.) Consult the Pros: I am a developer and fund manager, not an architect. Trusting experts in their craft is what allows a company to scale.
3.) Move Faster: Once you have a proven, repeatable design, the goal is execution.

Action leads to opportunities. We are doubling down on this street and continuing to build out the "missing middle" in our city.

People tell me I am crazy all the time. 

You left your full-time CRNA gig? 

From the OR to the Jobsite. 

People often ask how an anesthesia background translates to a construction site. 

On the surface, they couldn't be more different. But underneath, the requirements are identical.

In the OR, you are trained to manage high-stakes environments with a clinical, data-driven discipline. You don't "guess"—you monitor, you adjust, and you execute with a zero-tolerance policy for error.

Home building and development are similar. It's data-driven, the stakes are high, and the demands are never-ending. 

I closed this parcel in scrubs over 1 year ago. It's now coming to life!

The scenery has changed from scrubs to sticks and bricks. 

Back to work.

Erecting a house is easy.

Finishing a house is more difficult

The first stages: 

grading, foundation, framing, windstorm, cornice, Sheetrock, wall out

Flies by 🦅.

The finish trades, trim outs, punch outs and details are more time consuming and tedious. 

Why? 

- multiple subs having to return
- trades working side-by-side other trades
- trades fixing punch items that cause return trips for other trades.

I get 20+ DMs a week from lenders asking what's in the pipeline. With 30 active residential units across the Houston Metro, the answer is always: 

We are moving.

But I’m not just building houses; I’m building a network.

 I’m connected to some of the busiest middle housing builders and developers in the city, and we all need one thing to keep the "Missing Middle" growing: 

Reliable, competitive capital.

Here is our 2026 benchmark for the "Great State" capital stack:

-Local/Regional Banks: These are our "precision" partners. They offer the best rates (typically 7.0% – 8%), but there's a trade-off. You have to be comfortable with lower leverage (75% LTC) and a longer processing time, as committees can take 45+ days to close.

-Institutional Hard Money: For speed and high-leverage urban infill. Market standard is currently 9.0% – 10.5% with 1–2 points. This is the fuel for fast-moving acquisitions.

-Private Equity/LP: For the "Missing Middle" scale we’re achieving (like our 44-unit street), we look for partners who understand the 15% preferred return environment.

-Private Money: For the "vulture" deals that need to close in 7–10 days. Rates are sitting at 14% – 15%.

The "NextGen" Trend isn't a Trend anymore. It's a New Standard.

When Lennar—the nation's second-largest builder—reports that nearly 20% of its sales in select major markets are multigenerational suites, the industry takes notice.

In 2024, a record 17% of all U.S. homebuyers chose a multigenerational layout (NAR). Why? Because of rising costs, 36% of buyers are now using these units as a "cost savings" tool to make homeownership possible.

Lennar sees it. We see it. But we build it differently.

While the big builders are adding "guest wings" to suburban homes, Great State Builders doesn't just build "suites"—we build two fully independent homes that provide either multigenerational living or income-producing rental units.
