P.S. What’s one thing stopping you from investing passively?

Many multifamily deals bought in 2022 are down 15–30%.

And it has nothing to do with bad real estate.

Here’s what many investors didn’t realize.

This isn’t unusual.
It’s simply how real estate cycles work.

The cycle typically moves through 𝐟𝐨𝐮𝐫 𝐩𝐡𝐚𝐬𝐞𝐬:

1️⃣ 𝐄𝐱𝐩𝐚𝐧𝐬𝐢𝐨𝐧 – cheap debt, strong rent growth
2️⃣ 𝐎𝐯𝐞𝐫𝐬𝐮𝐩𝐩𝐥𝐲 – development surges
3️⃣ 𝐂𝐨𝐫𝐫𝐞𝐜𝐭𝐢𝐨𝐧 / 𝐑𝐞𝐜𝐞𝐬𝐬𝐢𝐨𝐧 – cap rates expand, prices fall
