- I don't know how much I can borrow...

This is a really common problem, mortgage lenders work on an affordability basis taking into account your income and expenditure, with a borrowing amount depending on your individual circumstances. It's common that 2 different lenders will offer a different mortgage amount, with the same set of circumstances. 

I can review all these lenders in one place for you and give you an accurate figure of what is possible after looking at your circumstances.

- I don't understand the process...

I have been through this process a thousand times and understand how daunting it can seem. I will explain the processes, costs involved, timeframes and everything else that comes with applying for a mortgage. So you know what to expect and when to expect it. I'll be here to guide you through the process from start to finish.

- I'm self employed and can't get a mortgage...

This is a really common mis-conception, it can be difficult but certainly achievable. As a sole trader it comes down to your net profit on your latest 2 years self assessment tax returns. As a Limited Company Director, you may be in receipt of salary and dividends as your personal income. Certain lenders will allow you to use your salary and your share of the company net profit towards affordability. I can look at all your options and advise on the best way forward.

- I can't get a mortgage because I have bad credit...

There are certain lenders in the market place that can offer a mortgage in these circumstances. 

Try not to get too caught up on your 'credit score' it's all about the data that is held within your credit file that is important. All lenders have different criteria when it comes to bad credit. You could have missed payments, defaults, CCJ's on your file but there may be a solution out there for you.
