It’s like death by little cuts.  And it pisses me off.

It’s CPAs
Its Attorneys
It’s Mortgage lenders 
It’s Business Bankers 

The saying by our friend George Bush, “fool me once, shame on me.  Fool me, I won’t be fooled again!”

I have a very limited list of professionals I trust my clients with.  Ultimately my clients needs are my priority.  Not a friend or cool person making a sale.  

And if they screw it up, or don’t deliver the communication and standard I live up to…

They’re off the list.  Forever. 


I’m willing to give people a shot. But they have to Mini-pass tests I provide before I send clients their way.  

It’s tough- I want to help others - but if they suck at their job.  Then no referral from me.

The least talked about and my favorite part of Roth accounts —


1. That qualified withdrawals are not included in income.  

That means you can have$15,000 of dividends and interest say from a brokerage account, and take $200,000 from your Roth IRA per year…

And you only report $15,000 as income.  

Think of it like this-

You get paid $15,000 in salary as a bartender, and keep $200,000 as cash tips you don’t report as income.

Except the above example is fraud -

The Roth example is fully legal -

This small key benefit means your total tax due will be lower, healthcare or Medicare costs lower, dividends possibly not taxed, all while living on more money.

Gentrification - it’s happening.  The neighborhood is growing, our neighbors put in a Whole Foods and a Starbucks.  

So the old bluebird house was torn down, paid top dollar for the lot.  And a new home was built. 

Now they have a modern architecture, aluminum accents and fresh cedar with solar powered camera.  

Time to raise rent 200%

3. A man just made $650 selling teddy bears  made in China for $1.12 each on a street corner

4. The top Google search is “Available AirBNBs near me.”

5. A jeweler just made enough commission in a week to max his SEP IRA 

6. An Etsy vendor just got 7,323 orders for pajamas with pictures of the dog, the cat, the husband, or all of them. 

7. 176 men will go to the hospital due to a staph infection from a rose thorn

Here come the posts!  The ones that say “the stock market is so risky, here’s why real estate saved me like Jesus does.”


Once again, the stock market goes down (like it does at least once a year)

And the real estate pundits come out, bashing it, raising fear, all so they can scare normal investors and raise dollars for their next deal.

All the while the truth is here —

The Mag 7 and other tech stocks need to come down, after 3 years of robust growth and a decade of very robust growth.  This is normal, and healthy…

Trees don’t grow to the moon.

If all your investment money is in the Mag7 or only tech stocks, well… that’s on you.  You’re the idiot, not the stock market.

I love RE, it’s an awesome asset,  but it has its problems too.  Plenty of them.  

How do you make money in BOTH?

Simple…give it two decades or more.

Well guess what, leg day isn’t fun either.  

But I’d rather not have a weak base and look like a Jeep riding on two spare tires.  

And to think we have a 100% of dying. 

It’s not fun, but you act like an adult, plan for it, and tackle it, then get back to living your life.

This is one of the few financial moves that isn’t purely selfish and ME oriented.  


You want your children to despise you?

Die without a Will.
Don’t have healthcare power of attorneys.
Don’t have correct beneficiary designations on accounts and insurance policies. 
Don’t write out your wishes with your body, burial, etc. and let them choose.

Unlike leg day…you don’t do this stuff 2-3x a week.

Time to (wo)man up, and get over being uncomfortable.

This may be blunt - but people need to be kicked in the rear on this stuff.
