Pre-approval gets glorified far too much.

It feels like progress.

But until a deal passes valuation, postcode checks, rental estimates and formal approval, it is still hypothetical.

Many investors wait a long time to get pre-approval lined up or have panic as it’s getting closer to expiring.

Not because they cannot buy.
Because they do not have a strategy or understanding of what actually matters.

For some they need that all to line up for various reasons.

However the point is that Pre-approval is a starting point.

Execution is what builds portfolios.

There are places in Australia that almost no one gets to see.

Not because they’re hidden.

Because access simply doesn’t exist.

Last week, I had the chance to host one of the first dinners inside The Vault at The Pillars  — an actual underground bank vault in Sydney that has been transformed into a private dining experience in partnership with Glenfiddich Whisky

Only around 100 people will ever have access to use the space for their guests.

And I had the privilege of bringing some very special people with me.

Not just friends but also valued clients of InvestorKit  

Some of these relationships go back a decade to my Commonwealth Bank  days.

Since then, life has moved fast. Businesses have grown. Families have grown. And portfolios have grown too.

Around that table last night were people who have collectively purchased well over a dozen properties with our team at InvestorKit, and who have gone on to refer dozens of family members, friends, and colleagues to us as well.

That level of trust is something I never take lightly.

Because when someone introduces you to the people they care about most, it means you’ve done more than just a good job.

You’ve earned their belief.

It was pretty special to sit together inside a piece of Australian banking history and reflect on how far everyone around the table has come.

From early conversations about the first property… to watching portfolios, families, and friendships grow over the years.

What a night.

Moments like that remind me that this business has never just been about property.

It’s about people, trust, and the long game.

And I’m grateful for every one of them.
