CSM is an great example of a smaller company that thinks and acts big.   Our focus was within hospitality, commercial, and multi-family residential.    This was a perfect kick start of sales.   They were on the precipice of realizing a higher levels of revenue attainment.    What I was able to bring to them was strategy, rigor, and discipline to the supporting goals and tactics.  Reinvigorating their sales process and thus their training that yet again support their overall corporate strategy.    Then I moved on to the sales and marketing teams performance metrics and structure, and lastly working closely with our Human Resources to change how we look at top performance and those we recruited into the firm.

As EVP, oversaw hotel asset management for the Western Region – including 14 hotels totaling $1 billion in value. The diverse portfolio ranged from luxury to select service. Provided supervision, direction and support for a team of eight individuals, including four SVPs, VPs and four Directors. Worked closely with hotel management to formulate and implement strategic asset plans and monetize ownership’s goals and objectives.

Waterton

As SVP, oversaw hotel asset management for 10 hotels totaling $500 million in value with geographic concentrations in Northern California, Boston and the Midwest. Responsible for executing strategy and building a track record for value-add investing. As the GP sponsor, co-invested with LP private equity investors to execute several highly successful investments, generating 20% plus IRRs and 2X equity multiples. Vertically integrated platform provided the opportunity to work closely with acquisitions, in-house property management

Clarion Partners LLC

As SVP, oversaw hotel asset management for a $3 billion hotel portfolio totaling 165 hotels. Asset managed and worked to preserve value during the Financial Recession. Managed a team of five asset managers and worked with the firm’s sovereign wealth clients as well as internal opportunistic, value-add and core funds. Portfolio ranged from full service to large portfolios of select service and extended stay. Asset management included financial structuring; renovation/repositioning totaling $350 million; sales and marketing strategy; appraisal and internal valuation; operational metrics; management agreement negotiation; dispositions; an investor liaison.  Led Clarion Partner’s involvement in various owner committees, including Marriott’s sales and marketing and IT owner counsels.

Hilton Hotels & Resorts

As VP, held responsibility for brand-managed business development for Waldorf-Astoria, Conrad, Hilton, Embassy Suites and Doubletree Brands in the Southeast. Sourced opportunities and coordinated project review with various disciplines (including brand, investment analysis, operations, architecture and construction, and legal). Led negotiation, development review, and transaction closings and coordinated municipal outreach activity. Worked on developments totaling $1.45 billion, including the Hilton/Waldorf Bonnet Creek in Orlando, FL and various other resorts in the early development stages across Florida.

CNL Hospitality Corporation

Held responsibility for transitioning assets into and out of CNL’s Portfolio. Supported the transaction team in an asset management capacity to acquire and sell hotels.  Negotiated third-party management and franchise agreements, purchase and sale agreements, and product improvement plans (PIPs).  Conducted asset management review of loan agreements, ROI analysis, managed dispositions and select partnership buyouts, and oversaw operators in union negotiations at various hotels. Worked on $1.2 billion of hotel investments, including Marriott/Ritz Grande Lakes, Marriott Doral, Claremont Resort and Spa, and Lake Lanier Resort.

Managed transaction process, including sourcing, underwriting, market and economic analyses, LOIs, purchase and sale contract negotiation, financial and physical due diligence, investment committee presentations, transaction closings, asset management, hold-sell analysis and dispositions. Worked on hotel acquisition and asset management of hotels totaling $350 million in value.

I am a senior hotel investor who is passionate about creating value in real estate. Because I’ve personally sat in almost every seat in the hotel real estate sector, I deeply understand both the investor and consumer mindsets. Over my career I’ve managed $7.5 billion in hospitality real estate and accumulated broad “cradle to grave” hotel investment experience. I combine my personal experience developed across real estate cycles with the strength of the Portman platform to identify and execute value add investment strategies for our hotel portfolio.  My work is grounded in a belief that real estate can do more than deliver strong returns – it can adapt to meet disruption and innovation, solve complex problems, and positively impact communities.

I grew up in Northeastern Ohio, and my love of real estate came from my studies and early career in public economic development. I migrated into hotels from commercial real estate and research. I’ve lived all over the country, including Cleveland, Chicago, Milwaukee, Orlando, Dallas and now Atlanta. When I’m not working, you’ll find me cheering on my two children in their life pursuits.  I love indulging in my husband’s gourmet cooking, but then need to run to burn it off. I’m also passionate about yoga, as it helps me stay grounded and creative.
