Responsible for full lifecycle asset management of all MEP assets within a 10MM sf portfolio from Texas to North Dakota. I coordinate with internal Property Managers as well as external facility partners to ensure assets are placed into service correctly, including approving the equipment, reviewing plans and specs, verifying commissioning and gathering all required documentation for the maintenance teams to be able to perform required maintenance.

Led a team of six individuals managing a 3-building campus of approximately 450k sqft Class A commercial as well as manage two offsite lease properties consisting of another approximately 400k sqft. Responsible for all aspects of facilities including MEP systems, kitchen, fitness center, and mailroom. Took over new construction building in June 2019 and transitioned the campus to a Regional Office. Coordinated closely with security, kitchen staff and all contractors. Manage capital and expense projects as well as all PM’s and repairs. Responsible for maintaining $2MM+ operational budget and executing capital plan. Coordinated setup and planning for large meetings and events including executive level and government officials’ events. Awarded Regional Safety Award for recommending a safer tool for handling toilets. Completed a 9 month, two-part leadership development program March 2022.

Facilities Manager

Managed a team of six facilities technicians to maintain all facets of a 130k square foot building that included office, warehouse and production floor space. Maintained 24/7 uptime of 60 DTG shirt printers, 20 industrial shirt dryers, 20 shirt baggers, all MEP and FLS systems as well as 30k square feet of office space. Completed Moves/Adds/Changes for approximately 50 office associates. Maintained conditioned warehouse for over 200 production associates. Managed all onsite vendors, including security, janitorial and vending machines. Successfully completed total building power down to upgrade main breakers on time to prevent disruption of production. Successfully created and obtained approval for a business case to bring equipment maintenance in-house allowing the addition of four FTE and increasing uptime by over 70% improving reliability of equipment during peak seasons ensuring customers received their packages on time.

Facilities Area Manager

Managed a campus that includes 7 buildings (over 1MM square feet), including a Conference Center, Health Center and Fitness Center, 3 parking garages (two 3-story and one 8-story), 75 acres and approximately 6000 associates. Directly managed a budget of over $10.4MM. Produced cost savings over $270k while maintaining superior client satisfaction. Led a 12-man engineering team and Assistant Facility Manager responsible for all site maintenance. Campus led entire account in all metrics for 2016. Received formal recognition at client’s quarterly meeting for incident response saving hundreds of thousands of dollars of loss by keeping building operational and performing recovery actions after-hours. Only campus to receive recognition by client at nationwide client meeting. Received individual monthly award for going above and beyond for client satisfaction.

Managed project execution for high-risk clients such as Bank of America, Verizon and AT&T data centers. Managed 24/7 onsite account for Blue Cross/Blue Shield Texas Headquarters consisting of 1.5MM gross square feet. Managed the QA/QC and Safety Programs. Created and implemented new-hire safety orientation for electricians ensuring understanding of expectations, which resulted in saving over $42,000 a year. Among the industry’s best with a 0.63 EMR. Completed a comprehensive revision of the QA/QC Policy and Program and Safety Manual. Created, implemented and conduct training for Project Managers, Superintendents and Foremen. Completed two projects for Bank of America Data Centers with a combined value of $2.1MM.

Personally scheduled, coordinated and lead training for entire Critical Facilities Project Management team, including technical and non-technical topics biweekly. Coordinated with outside organizations and internal departments to implement and provide training on new Project Management Tool being assigned as a “Super User” for the Critical Facilities Department. Conducted User Acceptance Testing of system prior to training and implementation. Created a training document for new Assistant Project Managers and Project Managers to help ease the onboarding process.
