My role is to deliver electrical and mechanical infrastructure projects for CBRE data center clients. I also will handle structured cabling and white space buildouts. Projects are typically expansion or end-of-life replacement, which consists of performing open-heart surgery in a live-mission critical environment.

Projects can be anything physical in the data center that supports IT assets. UPS replacements, whip installs, CRAC unit upgrades, batteries (Li-ion, VRLA, wet-cell), fire suppression systems, cabinet installs, lighting, grounds, and much more.

Each client is different with different SLA's and other business considerations. Typically work is performed in an agent-principal model in conjunction with CBRE DCS facility management services on an on-demand project management services function. CBRE's vast network is leveraged to drive down cost and optimize total value to the client.

Manage a portfolio of complex initiatives that span one or multiple lines of engineering disciplines

Every aspect of putting a job quote together was part of my daily responsibilities.
*Quickly became the go to person concerning procedures and equipment performance/specifications.  Improved the overall estimating process including automating certain aspects of the job.

Appointed by one of the regions best and biggest mechanical contractors to manage HVAC, mechanical, and electrical projects for private, public, and industrial customers.  Duties and responsibilities demand; customer satisfaction, timely completion of projects, and improvement of original budget.  All aspects of project management are exercised within this position including; cash flow, scheduling, tracking, material order, and receipt.
*Immediately began managing multifaceted projects that were in different phases of completion.  Oversaw multiple projects that include various HVAC manufactures, refrigeration equipment setups, and DDC controls.

NORESCO

Selected based upon industry experience to manage lightning upgrades, installation and upgrades of direct digital control systems and improvements of mechanical equipment for the nation's premier energy service company.    Position requires management of all construction installations; subcontractor negotiations; preparation of bid documents, subcontracts and purchase orders; performance of safety audits and development of safety plans; preparation of financial reviews; and final approval on all expenditures for assigned projects.
Managed a four-phase, $16.5 million Energy Conservation project for Fairfax County Public Schools involving lightning system improvements, integration and upgrade of Energy Management Systems

Consumers Energy; Primary responsibilities entailed conducted audits of emergency and standard operating procedures, checklist and training and performing routine preventative maintenance of systems to ensure the safety of employees and residents.

Identified, validated and optimized space based on staffing needs for the Wholesale Technology Services team in Charlotte, NC as a part of the integration of Wachovia and Wells Fargo effort.  
•	Verified ownership of space and negotiated with Corporate Properties Group (CPG) and other lines of business for additional space as required.  Documented and reported internal rent changes to CPG.    
•	Partnered with technology support teams to enhance an online move management tool to capture space requests, document team member locations, and identify current vacancies.

Facility Coordinator, Wholesale Technology Services

Wachovia Corp

Coordinated with and supported Admin Facilities Planner, Property Managers and Relationship Managers in planning solutions for the central business district of Charlotte, NC. Identified and secured space for growth of business units, expansion and consolidation needs. Researched and solved urgent and immediate space requests while maintaining floor plans to reflect internal rent changes.
•	Led a multi-phase project team for a building exit and decommissioning which included relocating labs, consolidating business units and moving of approximately 1,000 associates.  
•	Partnered with project team at the Customer Information Center (CIC) to deliver a $3.4M infrastructure project that was on-time and under budget.
•	Managed all phases of Corporate Real Estate construction, renovation and churn projects of various scope and magnitude.  Maintained on-going communications with project team while building and maintaining strategic alliances within the customer-based business units.

 Senior Project Manager, Corporate Properties Group

Little & Co.

•	Managed BB&T Center, a 553,000 square foot commercial real estate building that included multiple tenants and a 1,500-space parking garage. Responsible for overall building operations, managing staff, service contracts, tenant retention and tenant improvements. Managed site specific service agreements and monitored compliance that included, but was not limited to, elevator maintenance, life-safety system and grounds maintenance. 
•	Provided oversight and managed design and construction activities for capital projects and general tenant improvements that impacted 50% of the building.

Property Manager

Trammel Crow Company

•	Directed and managed interior up-fit renovations on the Bank of America Corporate Headquarters account.  Coordinated the architectural, furniture and technology planning efforts within 17 corporate facilities totaling 4.1 million square feet of office space.   
•	Created project estimates and reported weekly project status updates within the organization and the customer contacts.  Contracted general contractors to perform renovations along with critical environment and infrastructure upgrades.

As Project/Property Manager for 25 years, I have learned to interact and communicate with individuals and recognize their perspective and the significance of their needs.
