I spoke to a bunch of Australian mortgage brokers in the last month.

Lots of brokers had a similar problem.
Document collection eats time.

Chasing clients via email. 
Reminders that don't get sent. 
Files uploaded as IMG_4738.jpg instead of Smith_Payslip_Jan2025.pdf
Google reviews not getting asked for

Their VA spends hours fixing it.
That's not what you hired them for.

Some brokers use FileInvite and they're happy with it.

That's good for us. 
Means our software is heavily validated. 
We just need to overtake them (FileInvite).

Farzan and I built Kaddim (soon to be Brokerdocs) to do exactly that.

We're early. 
We have demos every week. 
We're looking for feedback more than we are to sell.

The software has to fit the broker to make it work.

We built this from the ground up. 
Me, Farzan and our 2 engineers own the business.

The brokers using it? 
Churn doesn't seem to happen.

If you've ever grown a business only to lose a bunch of money and come back and go again, this post's for you.

2002. Edinburgh. No vehicle. Just a vacuum cleaner, a bucket of cleaning supplies. Me and my wife Sandrita.

We'd board the bus to our first cleaning jobs for Bluestone Cleaning. That was us. Founders on the number 23.

Fast forward to peak Bluestone: 50 employees, multiple vans, £750,000 in annual revenue. 

That professional cleaning company look. We'd made it.

Here's what nobody tells you about "making it", the more successful you look, the more you spend looking successful. 

Bigger office. Better equipment. That professional polish.

Then 2009 hit. The GFC. Our customers, often builders and developers, started going under. They owed us money. A lot of money.

I'd taken £125,000 out of my house, thinking I could pay it back.

I couldn't.

Liquidation. That's the word you never think you'll use about something you built from nothing.

16 years later from that heartache, I'm back on the bus. An Australian one, not a Scottish one.

Farzan and I are building Kaddim (soon to be brokerdocs). Document collection software for Australian mortgage brokers, and we're starting lean again. But mentally, I'm back in that headspace.

When you're carrying a vacuum on the 23 bus, you spend nothing unless it's absolutely necessary. 

Every pound works twice. You stay lean.

That scrappy version of me built something from zero. 

The polished version lost £125,000 trying to look the part.

23 years later, starting again, I know which version I need to be.

Australian mortgage broker document collection needs a person.

But that person shouldn't be chasing.

They shouldn't be:
- Sending the 4th reminder email
- Wondering which client is holding things up
- Renaming all the files

They should be overseeing.
Not doing the heavy lifting.

Request. Remind. Review. Rename. Relax.
