In 2018 the 107-year-old KU12 ended up in Workum, where a refit turned out to be no longer enough. That is why in 2020 a major restoration has started in which a lot of wood is to be replaced. 

In addition to the restoration, the Foundation also wanted to make the Punter more sustainable and improve the sailing characteristics. That is why the Foundation has contacted NHL Stenden University of Applied Sciences in Leeuwarden to help with this. The research on the KU12 is as follows: How can a modern and efficient sailing Punter be made of the 107-year-old KU12?
In order to answer this research question, a large number of sub-questions have been drawn up. For example, the Foundation wanted to know whether it is possible to use a liftable pod motor, in addition, an efficient propellor had to be calculated. The rudder had to be changed so that the KU12 would have better manoeuvring capabilities. In addition, there are a number of other questions about the stability and lay-out of the KU12.

Growing up in The Netherlands, surrounded by the lakes and the seas, Guy Fleury’s passion for the water, sailing and yachts developed from a young age. This is the reason why Guy chose to study Naval Architecture in Leeuwarden. The study in combination with sailing is a good inspiration for the photos that he takes.

Guy is an all-round photographer, he is specialised in exterior-, interior-, lifestyle- and building process photos. It is not only photography that plays an important role in his work, but also the making of company films, instruction films and time-lapses.

PROPOSED $100MM WATERFRONT REDEVELOPMENT
Resilient Aquarium LLC, a subsidiary entity of Terra, has recently proposed to invest $100MM into the redevelopment of the 38 AC Miami Seaquarium facility. The redevelopment project will be based upon a 99 year lease term and will create a picturesque destination inclusive of a waterfront dining village, marina, dry stack facility, and next generation aquarium.

As part of the agreement, Resilient Aquarium LLC will invest a minimum of $10MM into public improvements, including a baywalk along Biscayne Bay and a public kayak-launch area, both accessible and open to the public.

Previously, back in 2024, Miami-Dade County had terminated the Miami Seaquarium lease with the prior lessee (MS Leisure Company, Inc under The Dolphin Company) citing their long and troubling history of violations related to animal safety and property maintenance. Resilient Aquarium subsequently acquired the lease rights from the prior lessee for a reported $22.5MM.

The current proposal and presentation received a favorable 5-0 recommendation at the latest Miami-Dade Appropriations Committee Meeting held on November 13th, 2025. The contemplated project and respective lease assignment and amendment term sheet will next go before the Miami-Dade County Board of County Commissioners (BCC).

I highly encourage all South Florida marine and tourist industry representatives to support this redevelopment initiative.

PROPOSED IMPROVEMENTS
The proposal is predicated on the design and construction of the following components:

a) New, accredited aquarium (with no marine mammals).

b) Immersive marine and aquatic based experiences that emphasize the unique environment of Biscayne Bay.

c) Education, conservation, and research center.

d) Wellness spaces and experiences tied to the natural waterfront habitat.

e) Marina / fisherman’s village with marine-oriented retail and food & beverage establishments.

f) Preservation of the historic Buckminster Fuller Seaquarium dome to be repurposed as event space for public and private gatherings.

g) Marina with wet slips and a dry stack, including fueling facilities/dock and other ancillary or accessory uses customarily associated with the operation of a marina.

h) Required parking.

i) Public green areas and a public walkway across the marina border.

Over the full lease term, the total ground rent is projected to exceed $700MM, with an estimated net present value of approximately $70MM.

ERIE BASIN MARINA RFQ
The City of Buffalo Department of Public Works, Parks & Streets has recently issued a Request for Qualifications (RFQ) to manage and operate the Erie Basin Marina. 

The selected operator must agree to operate and manage all recreational marina activities, inclusive of those at the associated hospitality facilities and ship store. For further details refer to the RFQ Exhibit A – Map and Descriptions.

A complete inventory of all City of Buffalo, New York assets located within the marina is included in the document as RFQ Exhibit B - Inventory of City of Buffalo Assets.

The property is situated along the northeast side of Lake Erie, just east of the Niagara River, in Buffalo, NY.
 
ANTICIPATED CONTRACT TERM
a) Initial term of three (3) years with option for 2 three (3) year extensions, said extension being subject to mutual agreement by both the City of Buffalo and the selected operator.

b) The City of Buffalo shall have the unilateral right to terminate any agreement at any time, with or without cause, upon thirty (30) days written notice.
