One of my flaws has always been this:

I take responsibility for everything.

Not just strategy.
Not just big decisions.

Everything.

If something slips,
my instinct is to step in.

That mindset helped me build businesses early on.
It also quietly became the ceiling.

Because when everything runs through you,
growth slows without you realising.

2025 forced me to confront that head-on.

Too many decisions needed my input.
Too many people waited instead of owning.
Too many outcomes were tied to my availability.

That’s not leverage.
That’s a dependency.

And most established owners I speak to are in the same place.

Strong businesses.
Good cashflow.
But still central to everything.

Leadership isn’t doing more.
It’s deciding what shouldn’t need you.

I still care deeply about outcomes.
About standards.
About doing things properly.

I just stopped confusing caring with control.

Letting go didn’t weaken the business.
It strengthened it.

And once I made that shift,
everything changed:

Why I would never buy property again.

Let’s run the numbers properly.

A £300k house.

- 25% deposit = £75,000
- Stamp duty, legals, refurb = more capital out
- Mortgage, maintenance, voids, tax

Your real net cashflow?

More like £300/month if things go well.

So you lock up £75k+
to make ~£3,600 a year.

To make real money,
you need scale.

And scale in property means:

- More deposits
- More debt
- More admin
- More time

Now compare that to a business.

A business making £200k profit.
Purchase price: £400k.

Structured properly:

- Bank lends £200k over 5 years at ~15% interest
→ ~£58k/year repayment paid from profits

- Seller agrees to £200k deferred over 4 years
→ ~£50k/year, paid from profits (First 12 months you don't pay).

Your cash in: £20k

Total annual debt service:
~£108k

Now do the maths.

£200k profit
minus £108k debt costs
= £92k left

That’s ~£7.6k per month
after bank interest and seller finance.

And here’s the leverage point.

You only put £20k in.

Often that £20k:

- Comes back through working capital timing
- Or covers legals and fees

Net result?

You’ve used £20k
to control a business still producing
£7k+ per month BEFORE you improve it.

Property:

£75k in

~£300/month out

Business:

£20k in

~£7k/month out

Before:

- Cost savings
- Efficiencies
- Growth

Property isn’t bad.

It’s just slow.

Once you understand how to structure deals
it’s very hard to justify property again.

That lesson didn’t take me long to learn.

Your first deal teaches you more
than ten years of thinking about it.

Start small.
Structure properly.

That’s how every serious acquirer actually begins.

I don’t waste time speaking to brokers.

I buy off-market deals.

Not because brokers are bad
(though some don’t deserve a penny).

But because the best businesses are rarely advertised.

Good owners don’t list.
They get approached.

Off-market means:

- Less competition
- Better terms
- More flexibility on structure

It’s where:

- Seller finance gets agreed
- Price expectations stay realistic
- Deals get done quietly

Most people start with brokers
because it feels easier.

That’s also where:

- Prices are inflated
- Processes are rigid
- Everyone’s bidding on the same deal

I’d rather do the work upfront.
Build relationships.
Have direct conversations with owners.

That’s how you find:

- Profitable businesses
- Motivated sellers
- Deals that actually make sense

How I made my first few millions.

It wasn't property or starting businesses.
