Technology startup : Jeff and I have known each other for over a decade, as electrical engineers. Jeff was not retiring for at least another 2 decades, and was looking for aggressive growth, and didn't need cash flow. He chose to allocate a portion of his investment $ in a technology startup.

❌The deals were overleveraged.. at 80% to begin with 

😥When property values dropped, that leverage is close to 100% now.

😳With the added capital call .. that’s 110% loan to value!

First order of business:

→ Read the Legal docs
→ Is it mandatory to contribute?
→ Are my shares reduced if I don’t?

Items to clarify with the general partners (GPs) or sponsors in charge:

- Why a capital call?
- Is it to buy a new rate cap?
- How does it get us out of the loan?

In other words, we need to find out if this is a Band-Aid fix, or a Permanent fix.

- Is there negative cash flow?
- What does break even look like?
- Will the capital call help refinance?

Why sink $ into a failing deal ?

→ Ask the questions 
→ Do you see a clear path to exit ?
→ GPs exhausted all other options?

Many folks are pressured into contributing to a capital call because it’s the only way to save the deal

But can it truly be saved at this level of leverage?

When I immigrated to the US, my dream was stability.

Today, it's stability + flexibility.

In 1990, when I made my way from India to the USA on a student visa, everyone kept talking about the "American Dream".  

The traditional path to financial independence with a W-2 job. 

Everyone was chasing the same goals:

1. Exciting career
2. Financial stability
3. A nice suburban home

Then, recessions happened. COVID happened. A lot has changed in 3 decades.

"Stable" is neither a goal nor a realistic possibility anymore.

In 2025, it's all about:

1. Flexible work hours
2. Financial variety (investments)
3. Flexible workplace / remote options

I wouldn't change my "now" to "then" for anything. 

The flexibility to spend time with my kiddos and my family. 

The school celebrations I can attend because my work hours allow me to pause from work.

Is this today's version of The American Dream?

Don’t mistake financial freedom for:

- More zeros and commas
- More cars in your driveway
- More luxury you don't need
- More sq footage in your home

This is just STUFF.

It doesn't make you happy.
It doesn't make you fulfilled.
It doesn't make you satisfied.

It just makes you want more.

Coming from someone who has achieved financial freedom over the last decade...

This is WHY you go after financial freedom:

Everyone's chasing the wrong flex.

The real flex isn't $100K in fees

It's making $ for investors without :

- Unrealistic assumptions
- Forgetting the fundamentals
- Doing multifamily due to familiarity 

I know people like me making 3% cash flow  working themselves to the bone in multifamily.

I know people making 25% cash flow  working 4 hours per day on stocks, oil and gas, funding fix and flips. 

Want double digit cash flow ?

It is rare in multifamily 

Does your multifamily deal follow the 1.2% rule of real estate? (Not 1%)

1.2% of $20,000,000 = $240,000 in monthly collections.  

Most deal failed this rule of thumb.

They are all waiting on the big upside at the end because of buying on a good cost basis.

Drop a YES if you know this rule ⬇️

I invested in a $8,350,000 deal in 2019. 

I invested in a $12,750,000 deal in 2020

Each of the assets had significant physical value-add work performed on them. 

• New branding and signage
• New 2-tone exterior paint
• New design landscape
• New appliances

Both deals exceeded stock market returns

And honestly? 

Not worth the risk anymore. 

Despite both of those acquisitions returning 2.1x in 3 years

Why? 

Because today, 3 things have changed for multifamily

- Cap rates are higher
- Rents are flat or negative
- The cost of capital is higher

When the payoff for a high-risk project is only slightly better, we’d rather choose the cash flowing one ..

My focus in 2025? 

• Double digit cash flow
• Fewer headache 
• Tax benefits 

Are you seeing double digit cash flow in multifamily?

Or other asset classes such as

- First lien debt funds 
- Retail, medical offices, MHP
- Energy sector like oil and gas

“Ava” called me to say that she’s lost a chunk of her savings.

“Ava” was part of a group of LP investors in the Bay Area, who collectively vetted this sponsorship team and deals. 

They got to know, like and trust the sponsors. Good people who lacked experience.

My 4 best tips so it doesn’t happens to you : 

1. Ask for their history of full cycles in that market and asset class.

2. Require full monthly financials that include all items in the general ledger

3. Intervene and get involved if the property fails certain metrics within a quarter. 

4. Ask for the status of all their current deals. Any in distress with negative cash flow ?

“Passive” investing is not purely passive.

It took me 2 years to realize my $100,000 mistake.

After investing aggressively for 2 years, 

I finally understood that market location is only 1 of the factors

When it comes to investing in any alternate asset, 

It all starts with the team in charge

Use my checklist.  Don't deviate.
Be focused on the team in charge first. 

3 different background checks revealed :

- Multiple bankruptcies
- Jail time for a convicted felony
- Years of prison time for SEC violation

These were all famous people on podcasts, stages and mentorships

Networking with others revealed 100% loss of investor capital across deals

Or deals with zero equity remaining to recover for LPs

Wake up, friends.  

Financial freedom will come easier only if the investment is backed by a solid team.

I spent $80 to add $2500 in revenue

It's easier than you think...

I did it with a mini model set up on 2 “stale” units:

- Buy accent pieces
- Decorate in 10 minutes
- Take pics for social media
- Offer a “look and lease” special

The cost of items per unit was $40

Prospective residents toured units and loved the look

They signed the lease.. $1,250 per unit x 2

No heavy furniture to move
No fancy upgrades like Granite
No $$$ designer to stage the units

This saves your staff effort.
This saves staff’s time.
This saves you $$$.

All 3 of these things being critical to your success.

P. S. Have you done a mini model before?

Drowning doesn't happen when you fall in the water.

It happens when you stay underwater.

If your deal is drowning because the Net Operating Income (NOI) is insufficient to pay the mortgage due to a floating rate bridge loan...

You are in trouble.

Try these 3 things to see if you can stay afloat:

1. Look at your negative cash flow every month.

How confident are you, your partners and the property management company that you'll be able to at least break even? And by when?

2. Get a BOV (Broker Opinion of Value)

Confirm if the resale proceeds will be enough to pay off the mortgage and return some profits to your investors → even if it’s a little less than the initial projections.

3. Get a quote from a creative lender.

Check if there's a way to refinance the deal → Yes, the right lender can make a difference.

Reality check:

Interest rates may not come down anytime soon.

Hoping they will → this is not a strategy. You need to take action TODAY.

Weigh your options → Starting with the 3 above.

Drop a YES if you are aware of a deal in distress ⬇️

They charge around $15 a month.

People keep subscriptions for years.

The kicker? 

Many spend more time browsing ..
than actually watching 😂

This is the magic of “choice overload.”

Why it works:

The endless library makes it feel like there’s always something worth staying for

The recommendation algorithm keeps you thinking your next favorite show is just one click away

FOMO kicks in whenever a new hit drops

Shared accounts spread the habit without extra cost to you

Canceling feels like giving up a VIP pass to the party

Netflix isn’t chasing maximum watch time per user.

They’re chasing maximum stay time.

That’s how they generate billions in recurring revenue while funding more content than anyone else.

The bigger picture?

They just need you to believe you might.

What other businesses quietly profit from you sticking around?

P.S. Amazon prime,  Netflix or both?

You’ll be penalized if you don’t contribute

This is not just 1 group 

It is multiple groups across the board setting this new trend 

What happens when a deal runs out of money? 

A capital call.  

Investors are asked to put more money into the deal instead of receiving dividends.

Yes, the script is flipped.

Now to add insult to injury,

They push and persuade investors to put more money into the deal

The original operating agreement is modified with a majority vote by the contributing investors

The plot thickens

Let’s say you invested $100,000 initially.

Now the deal needs 15% more money

When you contribute $15,000
Your entire $115,000 is in a preferred stack 

But if you decide not to contribute the $15,000

Your original $100,000 gets pushed to the bottom

So the odds of you ever seeing a penny of your original investment is very slim

Per the original agreement..
Only the 15,000 contribution is in a preferred stack

But now they’ve persuaded investors, and changed it.. so if you don’t contribute you are penalized

Yup, that’s how they will treat you the investor who trusted them with $100,000. If you don’t play.

P.S. are you OK with this as a passive investor or fund manager?

Is it OK to change the operating agreement to get investors to contribute to a capital call and penalize those who don’t?

We skipped the 529 plan for our 3 kids' college.

Bought an 8-plex they'll own in 10 years instead.

I've written about it before on LinkedIn and Substack, so here's a fun update.

In 2021, we bought a small, low-income 8-unit property in a rural North Dakota town near us. 

Nothing fancy. Nothing shiny.

Just solid cash flow and a lesson in ownership.

• Bought it in 2021 for $450,000.
• Spits off ~20% a year cash flow.
• Kids used birthday money and loan from Mom & Dad.
• Over 10 years, it’ll return $300,000+.

They've owned it for a few years with our help, and have already been paying Mom and Dad back with cash flow.

By the time they need the money, the equity and cash flow will be more than enough for them to:

• Go to college
• Start a business
• Buy a decent car
• Hopefully not blow it on Legos or Sephora

Right now they’re 5, 10, and 11.

They get the cash flow, see the checks, help "manage" the property, and learn the ownership game early.

I’ll help them learn so hopefully they can financially support themselves and learn to invest and make money by 18.

Not because I’m harsh...because I want them to be capable and prepared for the real world.

I love Kevin O’Leary’s mindset:

“My kids don’t get my money. 
They get my lessons.”

Here's the best part.

When we talked about the latest distribution, they were excited about junk food and toys…

Then my oldest asked “Can we buy more of these?”

That’s the whole game right there.

• Teach 'em young. 
• Let them own something. 
• Show them what it means to earn.

My job isn’t to carry them after 18.

It’s to make sure they’re strong enough to carry themselves.

I hit a glass ceiling at $1M in revenue.

Couldn't break through for 2 years.

After 15 years in construction and 8 years developing real estate, here’s what I know for sure:

• Boring > Trendy
• Cash flow > Hype
• Execution > Everything

While most people chase AI, I’d pick something simple that solves problems in your neighborhood.

Here are 7 ideas that can hit $100K+ in revenue if you're willing to put in sweat equity:

1. Self Storage

• Build a 100-unit facility in a growing town.
• $25K/month once stabilized. 
• Few moving parts. Predictable demand.

2. Concrete Flatwork

• Start with driveways, garage slabs, shop pads.
• 3 crews at $4K/week = $600K+/year business.
• This was my path. Still works today.

3. Dumpster Rentals

• One truck, 10 bins rented at $400/week.
• Rotate weekly = ~$200K/year in gross.
• Market to flippers, roofers, remodelers.

4. Pressure Washing

• $3K startup.
• One part-time tech with a route can bring in $7–10K/month.
• Add sealing, striping, or snow removal for upsell.

5. Utility Locating

• Every GC, city, and telecom needs this before digging.
• 1–2 jobs/week = $250K+ revenue.
• High margin, in demand.

6. Parking Lot Ownership

• Buy overlooked land near a hospital, stadium, or downtown.
• Gravel it. Stripe it. Gate it.
• $4K-5K+/month from an empty lot

7. Equipment Rentals

• Mini-excavators, skid steers, scissor lifts.
• Buy used, rent for $200–400/day.
• One $22K machine can cash flow $2K/month.

Most people overlook boring businesses because they don’t scream “scale.”

But they’re simple to start and hard to screw up.

And don’t require VCs or millions of followers.

→ Stack one boring side hustle.
→ Reinvest the profits.

Why do the richest entrepreneurs I know spend 10-20% of their week doing...nothing?

No calls.
No meetings.

None of that came when I was buried in task lists.

It came when I made space to just think.

Now I block time every week with zero agenda, and I protect it like I would an investor meeting.

If you're constantly buried in the day-to-day...try stopping, even if you don't think you can afford to.

Because doing nothing might be the most productive thing you do all week.

Every year, my kids and I pass out Christmas cards to our tenants.

And every year, it's the same:

"Alright guys, we're going to pass out Christmas cards today."

"Do we have to?"

"Yes."

"Really? Do we really have to?"

"Yes."

Then we walk around, knock on every door, and give Christmas cards to our residents.

And as we drive home every year, it's still the same:

"That was fun."

"I'm glad we did that."

"We should do that more."

10 years ago, I thought this life was impossible.

Let me paint a picture of 27-year-old Marc:

Just had my second kid.
Running a concrete business that was barely holding together.
Working 100-hour weeks because I didn’t know how to delegate.

Having a $5,000,000 net worth won’t save you if you have ZERO monthly cash flow.

I've coached a few people from LinkedIn, most of them in their 20s.

They all want the same thing:

• Financial freedom
• Quit their soul-sucking 9-5 job
• Buy back their time with investments

First I ask them "What is financial freedom to you?"

And they're usually focused on the wrong metric.

"I want a $5,000,000 net worth."

That's great. 

But net worth won't:

• Pay your monthly bills
• Replace your 9-5 job salary
• Allow you to use money for Time Freedom

Cash flow is the answer. 

And most of my coaching students are surprised when we break down the math.

You don't need a $5M net worth to be free.

Most people would be happy and comfortable with $10,000-$20,000 in monthly cash flow from assets.

Which takes less time than an 8-figure net worth.

For financial freedom, monthly cash flow is a better metric than net worth 365 days a year.

Agree or disagree?

In 2015 I built my first home at 26, paid for in cash.

So why did I still feel broke?

• Living with zero debt
• Had my first kid, second on the way
• Building a concrete business with 10 employees

I was a Dave Ramsey superstar.

I followed the "debt is bad" philosophy until I discovered how high-net-worth investors operated.

Smart Leverage + Assets = Multiplying Your Wealth

As MAK Construction grew and I continued to trade my time for the next paycheck....

I started studying and learning why millionaires love real estate.

• Beating inflation with quality assets
• Reducing their taxes with depreciation
• Using cash flow to scale their portfolios

If I had stayed on Dave’s path, I might have ended up with a $1M net worth after decades of saving.

Instead, I used smart leverage to scale to a $30M real estate portfolio in 10 years.

In 1989, Brian Scudamore spotted a beat-up junk truck while sitting in a McDonald's drive-thru.

You just have to be willing to think differently.

The stupid simple secret to making millions:

Stop buying liabilities. Start buying assets. 
 
Most Americans: 
 
-> Buy/lease cars they can't afford. 
-> Rent apartments they can't afford. 
-> Buy stuff on high-interest credit cards. 
 
And you wonder why most people can't cover a $500 surprise bill? 
 
They have a liabilities-first mindset. 
 
And a liabilities-first mindset: 
 
-> Keeps you broke. 
-> Keeps you wanting more. 
-> Keeps you on the hedonistic treadmill. 
 
It's impossible to become financially free with a liabilities-first mindset. 
 
If you want to go from: 
 
The 9-5 -> Freedom 
Anxiety -> Relaxation 
Wishing -> Having 
 
... you need to adopt an assets > liabilities mindset. 
 
-> Buy a used car instead of a new one. 
-> Buy stocks instead of flashy watches.

Will I see you there?

Multifamily real estate put money in my pocket.

Luxury storage bought my time back.

I’ve built apartments. I still do, and have a ground up development project under construction now.

But when I compare the two, one asset class consistently delivers better margins, less management, and fewer headaches...and it’s not multifamily.

When I first got into development, I followed the crowd into apartments. 

• The numbers penciled. 
• Demand was there. 
• Everyone understood the model.

But I also learned the reality:

• High turnover
• More maintenance calls
• Bigger staff to manage
• Tenant laws that can change overnight

Multifamily development is still a solid business. But it’s a grind.

Then came the Grand Forks project.

The lot didn’t work for apartments, so I tried something different: heated vs. unheated storage units. 

The heated units leased faster, stayed full, and rented for $100 more per month…with only $20 in extra utility cost.

That test turned into my first “luxury storage” facility.

Since then, here’s what I’ve seen:

Operational Advantages of Luxury Storage

→ No toilets, no appliances, no carpet to replace
→ Few people can oversee hundreds of units
→ Longer term tenants—often years, not months
→ B2B customers who want premium units

Investor Outcomes

→ Recession resilience
→ Stable NOI with fewer expense swings
→ Premium rent for premium product
→ Strong risk-adjusted returns

Multifamily has built some of my wealth.

But the "boring" asset class of luxury storage will compound my net worth and buy back my time.

In 2025, we’re developing over 500,000 sq ft of it. And as long as the numbers and demand hold, I’ll keep building more.

My plan for 8 figures in revenue in 2026:

Build tin cans. 

“Tin cans” is the phrase I use for my self-storage units.

And “luxury storage”?

Those are my tin cans with heat and power. 

At MAK Capital, our 2026 goals are to:

• Do $50 million in revenue.
• Invest in at least 1 deal a quarter.
• Build more projects through MAK Construction. 

And it all starts with tin cans.

I’ve never been one for flashier real estate investments.

I don’t mess with Class A buildings with yoga studios.
I don’t get involved in all-glass office buildings.
I’m not big on the next “It” City.

Now, I don’t expect to get to $50M on my tin cans alone...

But I also don’t expect to do it by changing what works for us and chasing projects outside of our wheelhouse.

So we’ll keep building tin cans in 2026.

Luxury storage isn’t what most people think it is.

It’s not rows of bays stuffed with RVs and boats.

At one of our 60,000 sq ft locations in North Dakota, there’s one boat. It’s parked outside.

The rest of the tenants are business owners.

→ Contractor who loads his truck every morning straight from the unit
→ HVAC business owner with all their tools on site
→ Florist with climate-sensitive inventory
→ Bar owner storing seasonal gear
→ Amazon shop owners

They need functional space that is affordable, flexible, and secure. Luxury storage checks those boxes. 

Not to mention, most business owners don’t want to sign a 5-year industrial lease with triple nets and a bunch of empty square footage they won’t use if they don’t have to. 

With us, they get 1,000 sq ft bays. They’re climate-controlled, well-lit, and very clean.

Each unit comes with a garage door, a side entry, basic power, and a simple 30-day lease. 

Nothing fancy, but exactly what these tenants need.
Once they move in, they rarely leave. 

Turnover stays low, collections stay clean, and the operational noise is minimal—especially compared to multifamily.

It’s not about storing excess junk either. 

These local operators simply need space to run their business without the overhead of traditional commercial leases.

That’s where the value is.

And that's why we're building millions of square feet of Mega MAK Storage and looking for partners to grow with us.
