How Many Units Do You Really Need?

Most people think you need thousands of units to build real wealth in real estate. You don’t.

You need 11.1.

Here is what I mean.

Start with 10 units. Not 100. Not 1,000. Just 10 solid doors bought right. If each unit nets you even $100 a month after all expenses, that is $1,000 a month in cash flow. In many markets, it can be two or three times that. More importantly, you now have equity. If you average $35,000 in equity per door, that is $350,000 sitting on paper.

That equity becomes your leverage.

You roll it into the next deal. Now you buy 20 units. Combined, you are at 30 units. At $100 per door, that is $3,000 a month. Increase rents over time, improve operations, and that number climbs.

This is where people start to see it.

At 100 units, the income is meaningful. At 300 units owned properly, you are in a different category. Even at $100 net per unit, that is $30,000 a month. Increase rents by another $100 over time and you are at $60,000 a month. 

Increase again and you are pushing $90,000 a month. That is over $1 million a year in cash flow. On top of that, 300 units at $35,000 equity per door is over $10 million in net equity.

You did not start with 300. You started with 10.

Now about the 0.1.

The extra 0.1 is mindset. It is the commitment to do 10 percent better every year. Better underwriting. Better operations. Better leadership. Better discipline. Small improvements compound just like rent increases.

Real estate wealth is not about chasing massive deals. It is about stacking solid doors, leveraging equity, and improving 10 percent at a time.
