San Antonio is lining up for 2026. Here’s why we like it.

Rents ticked up on a T3 basis, while year-over-year remains soft. Stabilized occupancy is holding near 90% as of mid-year, and job growth is outpacing the U.S. That mix tells us renewal strength can firm before headline rent growth returns. 

Supply is real, but it is manageable. Roughly 6,036 units delivered through August with 13,265 underway, and starts are slowing. That favors well-located Class B assets with durable rent-to-income and resident-first operations. 

Employment fuels the thesis. SA posted ~1.9% year-to-date job growth, with unemployment below Texas and the U.S. and announced projects that add to the base heading into 2026.
