Dr. Joan Palmiter Bajorek

I’m the CEO and Co-Founder of B+E, the first net lease brokerage firm built on a proprietary technology platform. B+E advises family offices, private clients, and institutions on single-tenant net lease (NNN) investments, sale-leasebacks, and 1031 exchanges, operating out of New York City and Tampa. Under my leadership, B+E executed the largest commercial real estate transaction ever sold via a digital platform — a $324M sale-leaseback portfolio.

I’m a serial entrepreneur with deep technical roots and a long-standing focus on building scalable, technology-enabled platforms in commercial real estate. I began coding in 7th grade and founded Dyzco Technologies, an online education platform acquired by American Financial Services Corp. The proceeds from those early technology exits funded my first commercial real estate investments and shaped my operator-first perspective.

I transitioned into institutional real estate at Colliers International, before founding the New York City office of the Stan Johnson Company, where I was repeatedly named the firm’s largest NYC producer and closed its largest fee nationwide. I later served as Head of Sales at Ten-X, a Google Capital–backed online marketplace for commercial real estate, where I built and led the CRE sales division, launched the Net Lease group, and oversaw more than $5B in transaction volume. I also served on the Ten-X Commercial Real Estate Board, contributing to platform strategy and institutional adoption.

In addition to B+E, I am a Managing Partner at RenshawCo, a venture investment firm focused on commercial real estate and FinTech. I currently serve as a board member and advisor to real estate owners and growth companies, including Artemis Bow Real Estate and Bones Investment Group, and previously served on the board of BLACE.com. I am the Chair of the Investment Committee (2026–2029) for the CREW Network Global Board, where I previously served as a Director (2024-2025).

Over my career, I’ve closed more than $30B in transaction volume, earning the nickname “The Catalyst” from Real Estate Forum. I’m a frequent keynote speaker for ULI, CCIM, and CREW, regularly quoted in CNBC, The Wall Street Journal, Bloomberg, Wired, The New Yorker, and GlobeSt.com, and host the podcast Women in Net Lease, now featured by GlobeSt.

I’m also a principal owner of multiple commercial real estate properties, bringing a practical, execution-oriented perspective to my work advising investors, institutions, and family offices.
