In the early 2000s,  my focus was on growing my skills, climbing the ladder, and being where I needed to be to get the job done. 

In 2009, I burned out hard. 

My new plan was to work for equity in tech start-ups and become financially independent.

Swing and Miss, the first start-up company I chose to work for, was going nowhere (equity worth zero). 

What happened? Did I screw up everything?

I chose the company because I was passionate about its mission, but I had not examined it further. I had no real plan.

My next step was to call people that I knew had been successful in working for equity in tech and see what was different in their "playbook."

April 19th, 2012 Splunk had a break-out IPO

April 20th, 2012 feelings of anxiety and fear creep in about how to manage the newly generated wealth. 

I had to figure out how to get real income (real estate) into my portfolio. I needed something sending me checks.

Key lessons learned after the first IPO:
 -How to invest in private equity real estate
 -Set up my family for generational wealth
 -Own the result (don't put my future in someone else's hands)

I climbed the ladder to become a CIO.

"I wish I could retire."

I hear this all the time from people with $3M-$5M-$7M portfolios.

They're brilliant at building wealth.

But they feel trapped in their jobs.

Here's what they don't realize:

It's called an Evergreen Income Model.

I've got ~50% of my portfolio in income generating assets.

The result? $200K+ annually in tax-efficient cashflow.

It's not a secret method.

➤ That means 52% is locked in their primary residence.
➤ This doesn't generate the cashflow needed to replace a paycheck.

50% of your net worth in company stock isn't a strategy.

At XSITE Capital, I lead our acquisition and capital strategy for multifamily investments across the Southeast, with a strong focus on the North Carolina, South Carolina, Georgia and Tenesses Markets .
Our team targets 100 to 350-unit properties where we can unlock value through value add, smart operations and thoughtful capital planning. We work with institutional investors, family offices, and individual investors through preferred equity, programmatic joint ventures, co-GP partnerships, and direct LP investments. 

We focus on growing Sunbelt markets with strong population and job growth. Our team has built a track record of closing efficiently, often using agency debt or loan assumptions, and maintaining high standards of transparency, reporting, and execution.

Recent acquisitions include The Rise in Conyers, Georgia, a 128-unit stabilized asset acquired for $25.3 million with upside through amenity upgrades and operational improvements, and Grove Parkview in Norcross, Georgia, a 268-unit property acquired for $49.1 million with a loan assumption and capital improvement plan in place.

My work involves sourcing deals, leading underwriting, structuring capital stacks, and building strong relationships with JV partners, preferred equity groups, and LP investors. I’m deeply focused on execution, getting the right deals across the finish line and making sure our partners have the confidence that comes with disciplined acquisitions and strong operations.

I led global incident response efforts for critical, high-impact cybersecurity events across multiple business units and regions. When major incidents hit, I was the point person driving strategy, aligning technical and executive teams, and making sure our organization could respond with speed, clarity, and precision.
My role involved making real-time decisions under pressure, coordinating investigations across cloud, application, network, and identity domains, and guiding executives through the business impact and recovery process. I built and ran tabletop exercises for leadership, strengthened playbooks and escalation frameworks, and worked closely with legal, communications, and engineering teams to protect the business.
This role sharpened my ability to lead during uncertainty, translate complex threats into clear business language, and bring structure to chaos.

At Deloitte, I was part of the team trusted to handle some of the most sensitive cybersecurity events across global client environments. I led and coordinated incident response engagements that required deep technical understanding and strong executive communication.
I worked directly with client CISOs, legal teams, and engineering leaders to contain, eradicate, and recover from large-scale threats. Beyond active incidents, I helped build response frameworks, strengthen detection and escalation workflows, and supported Deloitte’s efforts to standardize its global incident response capability.
This is where I truly learned how to operate in complex, regulated, high-pressure environments.

I supported Boeing’s global security operations by responding to high-severity incidents that could impact business continuity and national security interests. I worked closely with threat intelligence, forensics, and engineering teams to stop advanced threats and ensure quick recovery.

Africans are running divisions at Google, McKinsey & Company, and Goldman Sachs. But we rarely build million-dollar companies together. I used to believe the stereotypes. Then I proved them wrong.

There's almost no top company in America without Africans crushing it.

We're trusted to deliver results under pressure. To make critical decisions. To lead teams at the highest levels.

But when it comes to building something together, it's rare.

I used to hear the reasons everywhere: "Africans can't work together." "Someone always runs off with the money." "Trust breaks down every time."

And for a long time, I wondered if there was truth to it.

Then I asked myself a different question: If we're trusted to run hospitals, manage billion-dollar portfolios, and lead Fortune 500 teams, why would trust suddenly disappear when we build for ourselves?

The answer isn't that we can't build together.

It's that we haven't tried long enough. We haven't committed hard enough. We haven't pushed past the first sign of friction.

Building with other people is hard. Real partners come with different values, working styles, and opinions. 

Conflict is inevitable.

But that's true for every successful company ever built.

The difference is other communities push through. They figure it out. They stay committed to the vision even when it gets messy.

We can do the same.

I drove 3 hours at night to meet a real estate broker for a 15 mins coffee chat. Six months later, he gave us our first institutional deal. Sometimes, you need to do the "abnormal".

His name is Tai Cohen. One of the top brokers in the market. I found him on LinkedIn, sent a connection request, congratulated him on an award he'd won. 

He accepted.

I followed up. Told him I wanted to meet in Charlotte. No response. 

Followed up again. He finally replied: "I'm not in Charlotte. I'm in Charleston. If you want to meet, come to Charleston."

So I did.

He wanted to meet at 7:30am. 

I live three hours away. That means leaving my house at 4am. I packed the car, drove through the dark, got there on time.

He rolled in at 7:45am. Apologized. Said he had an 8am call he couldn't miss. 

Asked where I was staying. I told him I wasn't staying anywhere, I drove in just for this meeting.

He looked at me different after that.

We had 15 minutes. He bought me coffee. Asked what deals we'd done, who we'd worked with. 

I told him the truth: one deal as co-GP, some passive investments, and I'd moved my family to Charlotte to be boots on the ground.

Before he left, I handed him a gift. Told him that since he's one of the top brokers in the market, I brought this so we could celebrate our closing when it happened.

He stared at me. "You don't even know me and you're bringing me a gift?"

Then he said: "Now I owe you a deal."

That was September 2020. We didn't get a deal until April 2021. 

Six months of follow-up, deal reviews, conversations with his partner John Phoenix. 

But that 15-minute coffee meeting opened the door to our first institutional deal and it was off-market.

Tenacity isn't about being pushy. 

It's about showing up when it's inconvenient, believing before there's proof, and treating people like partners before they've earned you anything.

Most people wouldn't drive 3 hours for 15 minutes. 

That's exactly why it worked.

We left Maryland at 4pm in a storm. My wife was pregnant. My daughter was 3. I had no idea if Charlotte would work. But staying comfortable wasn't going to build generational wealth.

February 2020, I'm at a multifamily conference in Colorado. Someone looks me dead in the eye and says: "How you gonna compete with me buying deals in Charlotte from D.C.? There's no way."

He wasn't wrong to ask. Long-distance real estate is hard. 

But that question stuck with me.

Me and my wife had the conversation; the real one, the scary one. 

We flew into Charlotte, scouted neighborhoods, found a rental property. My wife had just left her job. 

XSITE Capital Investment was showing promising signs, but nothing concrete yet. We had faith this was going to create the financial freedom we were chasing.

By August 2020, we made the move. Sold our house. Hired movers who packed everything and drove it down.

The night we left, the clouds were heavy and dark. 

Storming badly; rain hitting the windshield, visibility almost gone. My 3-year-old daughter in the backseat. My pregnant wife beside me. And I'm thinking: this has to work.

My baby sister helped us caravan our second car through it. 

Moving in faith isn't about being reckless. It's about making a decision so definitive that the universe has to shift something on your behalf.

Julius Caesar did this in 55 BC when he invaded Britain. After his troops landed, he ordered their ships burned. 

No retreat. No backup plan. 

His soldiers watched their only way home go up in flames. They had one option: win or die on that beach.

They won.

Three years later, we built what we moved here to build. Charlotte became home. XSITE became real.

If you're sitting on a decision that requires faith (the move, the career shift, the business launch) ask yourself: am I waiting for certainty, or am I ready to create it?

Sometimes you just have to drive through the storm.

$200 in my pocket in 2010. $243M in acquisitions today. The bridge between those two numbers are strangers who believed in me when they didn't have to.

October 2010. I'm in Virginia trying to survive graduate school. My university can't help with tuition. I'm working with $200 and no real plan.

So I looked for my community.

I found NIDO (Nigerians in Diaspora Organization) hosting a Nigerian Independence Day celebration in D.C. I showed up not knowing anyone, just hoping for a connection.

I met Samuel Adi. Told him my situation: no tuition support, looking for work, trying to make it.

He didn't hesitate. "I know somebody who can help."

He connected me with a Nigerian man who owned a grocery store. The offer: $7 an hour, plus his basement to live in, plus his van to commute to school.

A complete stranger gave me a job, housing, transportation, and a chance.

Because of that, I transferred to Bowie State University, worked during the day, attended grad classes at night, and restocked the store. I commuted 45 minutes each way. Exhausting, but possible.

That's the bridge. Not a loan. Not luck. People with no obligation to help me, choosing to anyway.

Today, I've closed $243M in acquisitions and serve 400+ investors. 

But none of that happens without Samuel making one introduction. None of that happens without that grocery store owner taking a chance on me.

The math didn't make sense for them to help. But they did anyway.

Who in your community needs an introduction today?

Make the connection.

I've closed $243M in multi-family real estate deals and learned this: the best response to being underestimated is to keep doing excellent work. The conversation will correct itself.

I've been in countless rooms where people make assumptions based on what they see. 

Conferences. Investor meetings. Broker dinners. 

You can read it in their body language: the quick glances, the polite but distant conversation, the way they scan the room looking for someone else to talk to.

It used to bother me a bit when I started. 

When you walk into spaces where you're the only person who looks like you, the natural human response is to want to prove yourself immediately. To make sure everyone knows you belong there.

But I've learned something over the years: trying to prove yourself in every room is exhausting. And honestly, it's not necessary.

Because here's what happens every single time: when the conversation actually starts, when you share what you've built and the work you've done, the entire dynamic shifts. 

Suddenly people lean in. They ask better questions. They want to know how you did it.

I've had people research our portfolio mid-conversation and come back with completely different energy.

I've learned that the discipline matters more than the perception. Staying committed to fundamentals. Buying for cash flow. Using long-term debt. Choosing good locations. Doing thorough due diligence even when deals are moving fast.

That's what changes rooms. Not the first impression. Not the initial assumption. The actual work.

So if you ever feel underestimated, remember this: you don't owe anyone an immediate explanation of your value. Just keep building. Keep executing. Keep doing excellent work.

The conversation will correct itself.

When it comes to investing, I'm PROUDLY conservative. I'd rather walk away from millions in potential profit than risk a dollar of our 7,000+ investors' money.

Over the last few years, I've watched investors lose everything. Not because of bad luck. Because of recklessness.

They used too much leverage. They bought in bad locations. They made aggressive rent projections that didn't hold up.

They chased returns instead of managing risk and when the market shifted (high interest rates, inflation, etc), those bets collapsed.

Investment isn't about finding the hottest deal. It's about risk management.

It's about asking: "What happens if everything goes wrong? Can we survive it?"

At XSITE Capital Investment, before we buy a deal, we stress-test it. We assume the worst-case scenarios. We build in buffers.

We don't use bridge debt. We don't over-leverage. We don't make bullish assumptions about rent growth just to make the numbers work.

We stay conservative. Even when it means walking away from deals that look exciting on paper.

Because our job isn't to gamble with investor capital.

Our job is to protect it while helping busy professionals build generational wealth through multifamily investing.

I've seen what happens when investors get careless: Deals collapse, capital evaporates and trust gets destroyed.

I refuse to let that happen to our investors. So yes, I'm proudly conservative.

I'd rather pass on a deal than expose our investors to unnecessary risk. I'd rather grow slower than lose faster.

Because at the end of the day, this isn't about how many deals we close.
It's about how many investors wealth we grow and protect.

What's one principle you refuse to compromise on when investing?

Most people collect business cards at conferences like eCore Summit. We started a conversation with the seller that sold us our 2nd 9-figure multifamily deal of 2025: The Rise.

That wasn't luck. That was intentionality.

Same conference, same weekend; we met the debt broker who's now structuring our institutional deals. 

Connected with the CPA who's been instrumental in navigating our growth. 

Built relationships that didn't just fill our LinkedIn connections list. They became actual partnerships that move our business forward.

And yes, I'm still hoping to catch that conversation with Grant Cardone this year.

Here's what most people miss about conferences: it's not about attending every session or collecting hundreds of contacts. 

It's about identifying the 3-5 conversations that could shift your next 12 months. 

The vendor who becomes a partner. 

The operator who's solved the problem you're stuck on. 

The person who knows the person you need to meet.

"You sound smart, but I don't understand what you're saying." This honest feedback changed me. I chose clarity in every conversation and growth followed.

Early on, I thought sounding sophisticated would close deals. I used big words, industry jargon and complex explanations.

I thought it made me sound credible, like I knew what I was doing. But what it actually did was lose sales.

I was losing investors in the first few minutes of calls, not because our deals were bad, but because I was talking over their heads.

I thought I was impressing them but I was losing them.

Then one investor gave it to me straight: "You're clearly smart, but I have no idea what you just said."

Because sales isn't about sounding smart. It's about being clear.
Investors don't need you to prove how much you know. They need to understand what you're offering and why it matters to them.

So I changed my approach.

I stopped using jargon, I started explaining things simply and focused on clarity over complexity.

I asked myself before every call: "Would someone with no real estate background understand this?"

If the answer was no, I simplified it. That shift accelerated my growth.

Investors started engaging more, asking better questions, making faster decisions and losing faster.

Today, we've helped thousands of busy professionals build generational wealth through multifamily investing.

But none of that growth happens if I'm still trying to sound smart instead of being clear.

The best sales conversations aren't the ones where you sound smartest.

They're the ones where the investor says: "I finally understand. Where do I sign?"
