In the early 2000s,  my focus was on growing my skills, climbing the ladder, and being where I needed to be to get the job done. 

In 2009, I burned out hard. 

My new plan was to work for equity in tech start-ups and become financially independent.

Swing and Miss, the first start-up company I chose to work for, was going nowhere (equity worth zero). 

What happened? Did I screw up everything?

I chose the company because I was passionate about its mission, but I had not examined it further. I had no real plan.

My next step was to call people that I knew had been successful in working for equity in tech and see what was different in their "playbook."

May 2011, Started at Splunk Pre-IPO

April 19th, 2012 Splunk had a break-out IPO

April 20th, 2012 feelings of anxiety and fear creep in about how to manage the newly generated wealth. 

I had to figure out how to get real income (real estate) into my portfolio. I needed something sending me checks.

Key lessons learned after the first IPO:
 -How to invest in private equity real estate
 -Set up my family for generational wealth
 -Own the result (don't put my future in someone else's hands)

New Mission: Be the Founder of a Micro Family Office to become Financially Independent.

Strategy:
 -Live within paychecks
 -Bonuses for extras
 -Invest all of our equity

I climbed the ladder to become a CIO. 

At the peak, I realized I wanted to build my DIY Family Office more than climb the ladder.

I changed roles and reduced my scope. 

On August 26, 2022, I graduated from my W-2 job to live a lifestyle by design.

I founded WealthOps in 2023 to equip technology professionals with the skills to build and run their portfolios.

I Run My Own Micro Family Office and Teach Others to Do the Same | Founder @ WealthOps

In 2012, I became a millionaire.

Three months later, I realized I had no idea what to do with the money.

I met with wealth advisors. Every single one gave me the same pitch:

If you have $1M-$30M, you're stuck in what I call the financial service desert.

You're too wealthy for mass-market advisors.

But not wealthy enough for a traditional family office ($100M+ minimum).

So I spent years studying how ultra-wealthy families actually manage money.

The result after 4.5 years:

Goldman Sachs just surveyed 245 families managing $1 billion+ portfolios.

Here's what they're doing while everyone else is paralyzed...

Despite big concerns, they're not sitting on cash.

They're executing.

The data tells a clear story:
→ 34%  are reducing cash positions
→ 39%  increasing private equity allocations
→ 38%  adding to their public equities
→ 26%  expanding private credit exposure

Here's what this actually means...

These families aren't reacting to headlines.

And the most important finding?

70% manage their investments in-house.

They're not outsourcing critical decisions to advisors.

They have clear investment theses.

They run quarterly reviews.

They make annual business plans for their portfolios.

This creates a playbook:
✓ Patient capital with decade+ time horizons
✓ Opportunistic deployment during dislocations
✓ Programmatic commitments regardless of sentiment
✓ Zero emotional reaction to geopolitical noise

The difference isn't wealth.

It's operational structure.

It's having systems that work when markets don't.

It's knowing what to do before you need to do it.

Most people with $1-30M don't have this.

They have... 
- Scattered accounts.
- Generic advice.
- No investment thesis.
- No operating rhythm.

The good news is this is fixable.

Goldman Sachs surveyed 245 family offices managing $1B+ each.

Here's some takeaways from the data...

- 86% have AI exposure.
But here's what matters: 87% are also using AI to manage their portfolios. They're not just betting on the trend, they're operationalizing it in their own wealth mgmt.

- 72% are active in secondaries.
This isn't random. When there is liquidity pressure, family offices buy discounted assets. They have patient capital. No quarterly redemptions. No exit timelines forcing their hand.

- 33% now hold crypto (up from 26% in 2023).
Still a minority. Still selective but growing steadily. APAC shows the strongest interest - likely because they're most concerned about geopolitics (75%) and see digital assets as a hedge.

- 58% expect to be overweight tech in the next 12 months.
Despite market volatility. Despite valuation concerns. They're leaning INTO trends, not away from them.

Some regional differences...

- Americas: Highest PE allocation (25%) and increasing

- APAC: Most geopolitically concerned, highest crypto interest

- EMEA: New interest in hedge funds for sophisticated downside protection

Two weeks into coming to America in 2010, a "friend" pulled a knife on me over $400. The police asked if I wanted him arrested for kidnapping. I said no. That choice still defines me.

I landed in the US knowing exactly one person, a guy from Nigeria who said I could stay with him since we were going to the same school.

$56 cab ride later, I'm at his place thinking I'm good.

I stayed there for 8 days. Registered for school, settling in, grateful for the help.

Then I told him I found my own place and was ready to move out.

That's when he hit me with it: "You owe me $400. $50 per night."

"Bro, what? You never said anything about rent."

"When I came here, I paid rent. You think this is free?"

I didn't have money like that, but he wasn't budging. So I went to the bank, pulled $400 from my tuition money, and handed it to him.

He laid it on the kitchen counter and started counting while lecturing me about how hard life is in America.

Something in me snapped.

I reached over, took the money back, and put it in my pocket.

"I'm not giving you anything. Do whatever you're going to do."

That's when he pulled the knife. Said I wasn't leaving. Called the cops himself.

When the police showed up, I had my passport, visa, school admission, every of my document laid out.

The officer looked at him: "Is this a hotel?"

"No."

"So why are you charging him rent? Aren't you both Nigerians?"

Then she turned to me: "Is he stopping you from leaving?"

"Yes."

"Do you want me to arrest him for kidnapping?"

I could have destroyed him and mentioned he pulled out a knife. One word and he's going to jail, getting deported, losing everything.

But that wasn't the point.

I didn't want revenge. I just wanted what was mine.

I said no.

Took my $400, grabbed my bags, and walked out.

That moment taught me something I carry into every negotiation today: Power isn't about destroying the other side. 

It's about taking what's fair and walking away clean.

I could have buried him. Instead, I got what I came for and kept moving.

That's how I still operate.

There's a scarcity mindset I've seen within my Black community. We've survived so much lack that generations have been programmed to hoard and think: "only me". If we're going to build wealth, we've got to break that mindset.

When I came to the US in 2010, I saw something that frustrated me. 

Nigerians and Africans would share opportunities with each other but only to a point.

It was always: "Hey, this business pays well. Let me show you how to get into it. Okay, now you're on your own. Go figure it out."

We never said: "This idea is huge. Why don't we build a company together and solve problems at scale?"

We've been stuck in individual, contributory effort mode.

And I get it. 

When you come from a place of scarcity (where there was never enough) and suddenly you're in a place of opportunity, your instinct is to grab as much as you can and hide it.

"This is mine. I don't want anyone else to see it."

But here's what makes me sad: We're out here doing incredible things at Fortune 500 companies and leading brands like Google, Goldman Sachs, Johns Hopkins Medicine and Meta. 

Leading teams. Managing millions. Excelling in our individual roles.

So why is it that when it comes to building together, we suddenly believe we can't work with each other? 

That we can't trust each other?

That narrative is absurd. 

And it's designed to keep us from doing great things collectively.

If we're as excellent as we claim to be individually, we can bring that excellence together and build something that lasts for generations.

But it requires us to shift from "only me" to "all of us."

From individual survival to collective wealth building

That's the shift we're making at XSITE Capital Investment. 

And it's the shift our community needs to make if we're serious about generational impact.

Nobody from my background was supposed to build a $243 million real estate company. Police officer dad. Trader mom. Seven kids. Second to last. No connections. But here's what they didn't know: I was willing to do whatever it took.

I didn't grow up with advantages.

Seven kids in the house and I'm the second to last. 

By the time anything got to me, it was already watered down through everyone else.

Police officer dad, trader mom and we don't come from a prominent name.

Nobody looked at our family thinking, "Those are the ones to watch."

Apart from my mom and one old sister, most people didn't see much potential in me growing up.

But that was enough.

From a young age, I asked myself one question: If I don't change the trajectory of this family, who will?

I looked around and decided to choose myself.

Not because I was special. Not because I had more talent but because I was willing to be the one who didn't quit.

I made a decision to be tenacious. To outlast every doubt. To put in relentless work work to bring generational change.

Here's what I learned: You cannot underestimate anybody. 

You never know what someone is willing to sacrifice, how hard they're willing to push, or how long they're willing to wait to achieve what they're after.

The people who win aren't always the smartest or the most connected. They're the ones who choose themselves when nobody else will.

Today, XSITE Capital Investment manages $243 million in multifamily assets. We're building toward a $10B firm creating generational wealth for over 10,000 investors globally.

XSITE Africa is bringing these opportunities back to the African continent, creating pathways for Black professionals to build generational wealth through real estate.

That police officer's son? That second-to-last kid from a family of seven with no prominent name?

He's building something they'll remember.

Because if I don't do it, who will?

I walked out that gate with no plan, no money, no options. A guy I met once in university happened to be walking past. What are the chances? The divine appointment was set, I just needed to show up.

When my NYSC (1-year government mandated service) camp just ended in Abuja, Nigeria. 

Everyone apart from me had their housing sorted but I didn't know a single person.

I called my best friend: "Bro, who do we know in Abuja?"

He gave me one name, a classmate. 

I called him: "Camp is wrapping up, I don't have anywhere to stay. Can I crash with you?"

He talked to his mom and she said yes.

I moved in and tried to offer value as much as possible and then head out to my NYSC assignment.

I was taking it one day at a time and grateful what I could get.

Then one day, his mum pulled me aside and said:

"My husband is coming home. We didn't tell him you were staying here. What are your plans?"

I had none.

No money, no connections and no backup plan. 

I called my parents but they couldn't help. I felt that wave of disappointment, frustration, loss of hope.

What am I going to do now?

So I just walked out of the house gate. I had no destination in mind. Just needed to move, to think, to breathe.

And that's when divine providence showed up.

The exact moment I walked out that gate, this guy was taking a walk on that same street. I met him once in college when he visited his sister at my university. 

We had hung out for a day and lost touch afterwards.

He recognized me first: "Tenny? What's going on?"

We started talking and then he said, "Bro, I'm staying two minutes away. Right there. I work with a company, they gave us a house. It's just me and one other guy. Come check it out."

I went. He had his room, the other guy had his room. Living room. Kitchen. Everything.

I told him what just happened to me and told him I literally had nowhere to go.

He said: "No way. Pack your things. Come stay with us."

That same day, I packed my bags and moved in.

Here's what I learned: God directs our paths, but I believe he only blesses the work of our hands. 

If we don't move and take action, there's nothing to bless.

I could've stayed in that room paralyzed by fear. I could've given up when my friend's mom told me to leave. 

But I walked out that gate.

The divine appointment was already set. I just had to show up for it. I remain deeply grateful to everyone who opened their home to me during that period, even briefly.

While building XSITE Capital Investment and XSITE Africa, we've had moments of uncertainty. 

Moments when myself, Julius Kunle Oni, M.D. FAOA, Leslie Awasom, CRNA and Eno Hanson have had to take our own "walk outside the gate".

Without those moments, XSITE Capital Investment and XSITE Africa don't exist. $243 million in assets don't get managed. Generational wealth opportunities don't reach professionals and now to Africa.

Divine providence sets the appointments. We just have to be willing to walk through the uncertainty to meet them.

I drove 23 hours straight from Dallas to Charlotte. One hour at a time. That's the same way we built $243 million in multifamily assets. That's how you build generational wealth.

It's 4am in Dallas, Texas and Google Maps on my phone says 14 hours to Charlotte. 

I put the address in my Tesla and it updates to 18 hours, 30 minutes.

That's with charging stops, but not the kids needing to eat, play, use the bathroom.

I'm standing there doing the math. 

I've got a full calendar of meetings waiting for me plus a car maintenance appointment. 

If I don't get my car to Tesla today, it's another month before they can see me.

My brain starts negotiating immediately: 18 hours is a long drive. Can I break it into two days? Stop halfway? Maybe just fly back and deal with the car later.

Then I caught myself.

This is exactly how people talk themselves out of doing great things.

They see full journey. Calculate every obstacle. Create exit strategies before they even start. 

They convince themselves that breaking it up, doing it later, or finding an easier path is the "smart" decision.

Here's what I did instead: I told myself I just needed to drive one hour.

Then after that hour, I'd drive another. Then another. Then another.

I didn't focus on 18 hours. I focused on 60 minutes at a time.

We stopped to charge. Kids played. We ate. We kept moving.

One hour became two. Two became four. Four became eight.

Before I knew it, we pulled into Charlotte 23 hours later at 4am.

This is the same principle that Julius Kunle Oni, M.D. FAOA, Leslie Awasom, CRNA and I built XSITE Capital Investment.

We didn't wake up one day with $243 million in multifamily assets. 

We took one deal. Then another deal. Then another deal.

We raised one dollar. Then another dollar. Then another dollar.

Most people look at where they want to be financially and get paralyzed by the gap. 

They see the full journey and quit before they start.

Generational wealth isn't built in one massive leap.

It's built one hour at a time. One decision at a time. One investment at a time.

You don't need to see the entire path. You just need to take the next step.

Over the December holidays, I drove across half the US with my family in my Tesla on 99% autopilot. I stayed aware and in control while the car did everything. Your wealth-building should work exactly like this.

Charlotte to Kentucky. Missouri to Kansas City. All the way to Colorado. Then back through New Mexico, Texas, Louisiana, Alabama, Georgia, and home back to Charlotte.

2,000 miles. 99% autopilot.

I bought my Tesla in 2023 because it does something no other car does, it gets better while you use it. 

Firmware updates. Self-driving improvements. 

The car I'm driving today is smarter than the one I bought two years ago.

That's when it hit me during this drive.

Most high-earning professionals are still manually driving their wealth-building. 

Working 60-hour weeks. Trading time for money. Grinding harder to make more. And the moment they stop working, the income stops.

They're driving their careers with their foot on the gas the entire time.

But passive real estate investing works like Tesla's autopilot.

You're present. You're aware. You're in control. 

But you're not doing 99% of the work.

We find the deals. We negotiate. We manage the property. We handle the tenants, the maintenance, the operations. 

Your capital goes to work while you stay focused on your career, your family, your life.

And here's the best part, just like my Tesla getting better with each update, multifamily assets improve over time. 

Rents increase. Properties appreciate. 

Cash flow grows. The investment you made two years ago is performing better today than when you started.

You don't have to choose between building wealth and living your life.

You just need to let the right technology and the right team do the heavy lifting while you stay in the driver's seat.

That's how wealth should work.

The broker pulled out his phone: "You've been messaging me for two years. I never replied. I'm sorry." I said: "Don't be. I'm building relationships today that I'll need when we're a billion-dollar company."

Here's what most people don't understand about relationship-building: the ones you need three years from now, you have to start building today.

Every holiday season (Thanksgiving, Christmas, New Year) I send messages to real estate brokers, operators, investors. 

Most don't reply. Some have never replied in years.

But I keep sending them.

Why?

Because during festive periods, everybody is occupied with themselves, their family and friends. 

It takes something extra for someone to think about you during those times.

When you send that message, something shifts.

First year: They might ignore it. 

Second year: They notice. 

Third year: They remember. 

By year five: They're thinking, "This guy has been reaching out for five straight years. If I have something of value, I'd like to talk to him."

I met this Charlotte broker a few weeks back. 

When we finally sat down, he pulled out his phone and scrolled through two years of my messages. "I never responded. I'm so sorry."

I told him the truth: "It's okay. I knew one day we'd be having this meeting."

Some of the relationships I need three, four, five years from now, I'm already building them today.

Because I know where we're going. XSITE Capital Investment is headed toward a billion-dollar company. 

I know we're building a $10B multifamily firm creating generational wealth for over 10,000 investors. 

So I'm building relationships today that match that vision, not my current reality.

By the time we need them, I don't want to be scrambling to build relationships at that level. 

I want relationships and conversations that are three or four years deep with years of trust already built in.

That's how you build a billion-dollar company.

You plant seeds today that you won't harvest for years. You stay patient. You keep showing up. 

You think long-term while everyone else is chasing short-term wins.

You build relationships one message, one holiday, one year, one decade at a time.

My mum taught me patience before I understood why I’d need it. She’d say: "he who wants something the most, should get the longest spoon." Building XSITE Capital Investment into an 9-figure real estate platform taught me exactly what she meant.

My mom always told me to learn patience, long patience. Because obstacles don’t last forever. 

I didn’t fully understand it then. 

But my experience during NYSC (1 year mandatory government service after university) in Abuja was my first time applying her principle.

After the first 6 weeks in the camp, I had nowhere to stay. No money. No connections.

By pure grace, I ended up staying with someone I barely knew and he had mood swings.

One day warm. Next day cold.

Sometimes silence. Sometimes unnecessary attitude.

I couldn’t complain or react. I needed a roof over my head.

So I did what my mum taught me without realizing it. 

I reduced friction, created value where I could and cleaned the house.

I even chose to sleep on the couch for one full year, so I wouldn’t inconvenience him.

No rent. No leverage. Just patience.

Was it uncomfortable? Yes.

Was it humbling? Very.

But I knew why I was there and I knew it wasn’t forever.

The day NYSC ended, I packed my things and left Abuja immediately.

No drama. No resentment. Just gratitude and forward motion.

That season shaped how I build today.

At XSITE Capital Investment, patience isn’t weakness. It’s strategy.

We’ve had moments where progress felt slow and where people underestimated us.

Where we had to keep showing up, doing the work, staying disciplined even when the mood around us shifted.

We've stayed long-term greedy, short-term calm and relentlessly patient.

Because the person who wants it the most doesn’t rush the process.

They hold the longest spoon.

And they wait, they do the silent work and play the long game.
