Hi I’m Chad. 

Husband, Father, Real Estate Investor. 

Prior to real estate, I spent nearly 2 decades in the financial payments industry serving hundreds of Midwest business owners successfully. 

In 2017 I began my real estate journey as a way to find tax advantages. Initially, I never imagined it would turn into Focused Capital but here we are. 

After acquiring several multifamily apartment complexes with my own capital and learning many hard lessons along the way, I formed Focused Capital officially in 2022. 

The vision was clear: make an impact in communities, investors, and employees of this company. 

Now I run Focused Capital, where we help people grow their wealth through passive multifamily investments. 

Mission: Impact 1000 families financially with real estate investing. 

Focused Capital is located in Fishers, IN. We acquire apartment complexes in strong Indiana markets and operate with excellence. I’ve assembled a team of A-talent as we scale and continuing to search for great people to join our mission.

This is how I got my (slow) start into real estate.

It was 2017.  Started looking for ways to offset my personal 1099 income.  Learned about Bigger Pockets podcast and a friend told me about a book called Rich Dad Poor Dad.

Read it twice.

Seemed like real estate could be a great way to solve some tax problems if I bought some personal assets and managed them.

Spent the next 3 years and hundreds of hours learning, researching, talking to others in the space, touring dozens of properties on the market, talking to numerous brokers.

In 2018 I decided to invest as a limited partner in a development deal to learn parts of this without taking on the risk as a direct owner.

I did 2 more LP investments with the same group.

Someone told me "you just need to find a good deal and learn on that one.  Stop searching for the perfect home run deal"

First property I bought personally was a fourplex in Indianapolis.

Overpaid for it and didn't get an inspection.

Learned more in the next 6 months than I did in the prior 3 years of research.

I got the bug.  Bought a 15 unit, then a 20 unit.  39 units within 12 months.

The 4 unit ended up being a great investment and traded it 18 months later at a nice profit for a 25 unit property.

Went on to form Focused Capital in 2022 with the mission to impact communities, team members, and investors.

Last year we acquired $50M in properties and partnered with investors to raise $17M.

Very glad I chose to use my own capital to fund my first few properties before I managed other people's money.

Wild how things can change in 5-10 years.

If I had to do it all over again, I would have bought a property within 6 months of reading that book.

Everyone's path is different, some take longer than others.

Yesterday Focused Capital sent out K-1’s to investors on all projects. This is a priority of mine to be on time. 

While many(most) of our investors extend their personal tax filing due to variety of reasons, it still says alot when this is done on time for those that need to file by 4/15. 

We started the process back in Q4 with our accountant and CPA firm. Note - Ryan Robertson, CPA and team has been fantastic to work with over the last decade. 

We informed LP’s with a 3/15 date and got it done early. 

Over communicate
Under promise
Over deliver

Who will the buyer be at the exit? A valuable lesson learned over the years. 

Most only look at the acquisition numbers and operational numbers throughout the hold.  Important factor to consider is the exit. What will the buyer pool be like? 

I've sold properties that went quick, and I've sold properties that took forever to find the right buyer(at a reduced price).

If few will want to own the deal when it's time to sell, is it really worth buying?  Or better to acquire a nicer piece of real estate that many will want...

Experienced investors understand that a high IRR on paper isn't everything.  

Taking the conservative approach has served us well over the years.  No, we won't win every deal and that's fine.

We'd rather acquire the ones that have the potential to outperform.  Ones that every star doesnt have to align perfectly to achieve the projected returns.

An 8% preferred return does not mean a guaranteed 8% return of cash flow.  This has came up on multiple calls so Jared and I decided to do a quick podcast episode to break this down.

A common misconception is that the preferred return is the same as the average cash flow.  Or worse yet, some have thought that the preferred return means its a guaranteed minimum.

A higher preferred return does not always equate to a better investment decision.

When inexperienced investors evaluate deals, they ask: “What’s the IRR?”
When experienced investors evaluate deals, they ask:

• What’s the cash-on-cash return?
• How realistic is the business plan?
• How likely is the exit assumption?

IRR is just one piece of the puzzle, and it is the metric that can be affected the most by adjusting assumptions.
