Real Estate : John is a busy tech executive with a large portion of his portfolio in the stock market, and particularly in his company stock due to years of accumulating stock options.

So, John invested in 3 syndications with me, 2 of which have been bought and sold with returns exceeding initial projections. (Every deal is different and carries its own set of risks/rewards).

Oil & Gas: Due to the high interest rates in the past few years, Rita was hesitant to invest in real estate. I don't blame her. But she wanted the tax advantages from depreciation. So Rita invested in oil & gas instead, which can offset her W2 income with the 80% depreciation.

Technology startup : Jeff and I have known each other for over a decade, as electrical engineers. Jeff was not retiring for at least another 2 decades, and was looking for aggressive growth, and didn't need cash flow. He chose to allocate a portion of his investment $ in a technology startup.

One size doesn't fit all. As always, consult with your financial, legal and tax professionals like John and Rita did before making any investments.

I underwrote a $19,236,000 apt in DFW.

Here’s what caught my eye:

1️⃣ Distressed asset under lender control

2️⃣ Acquired in 2022 with a highly leveraged bridge loan

3️⃣ Central location — immediate access to major highways

4️⃣ Lender selling it for the same price as the loan amount

5️⃣ Only equity needed: capital improvements

6️⃣ 65% occupancy

7️⃣ 18-month grace period on NOI and DSCR

On paper, this looked like a slam dunk.

A 20-minute drive from my home .. easy to visit, easy to manage.

But here’s what the numbers didn’t show:

Constant sh00tings 
Unsafe streets
Drug busts

A Target 🎯 store and 5 other retailers nearby went out of business due to crime

Demographics that would take years to turn around 👎🏽

I didn’t need to drive there.

↳ I’ve lived in this market for 35 years.

↳ I already knew what was hiding behind the spreadsheet.

Three out-of-state groups wanted me to join them.

They saw a deal.
I saw a disaster waiting to happen.

Sometimes, the best deal you’ll ever make...

is the one you don’t.

I invested in a $8,350,000 deal in 2019. 

I invested in a $12,750,000 deal in 2020

Each of the assets had significant physical value-add work performed on them. 

• New branding and signage
• New 2-tone exterior paint
• New design landscape
• New appliances

Both deals exceeded stock market returns

And honestly? 

Not worth the risk anymore. 

Despite both of those acquisitions returning 2.1x in 3 years

Why? 

Because today, 3 things have changed for multifamily

- Cap rates are higher
- Rents are flat or negative
- The cost of capital is higher

When the payoff for a high-risk project is only slightly better, we’d rather choose the cash flowing one ..

My focus in 2025? 

• Double digit cash flow
• Fewer headache 
• Tax benefits 

All these from my energy investment 

Are you seeing double digit cash flow in multifamily?

Or other asset classes such as

- First lien debt funds 
- Retail, medical offices, MHP
- Energy sector like oil and gas

I was in tears as I lost $100,000 

I have been bullish on multifamily for years.. but. 

When another multifamily deal failed and took all my $

I had to pivot or go broke

Sometimes you have to think outside the box to accomplish your goals

Like filling your beer glass .. from the bottom ?

That’s when I turned to the energy sector 

$30K savings on $100K invested

The immediate return was undeniable 

Then another $53,000+ in 18 months 

7 quarters of 20%+ cash flow annualized from Oil and Gas 

- Tax benefits to offset ANY income 
- RE professional status not needed
- No recapture of tax $ afterwards 

That’s why I made the switch

Same goal to fill my cup ..
But energy did a far better job since 2023

It’s not what you make, but what you keep that counts.

   Affordable housing project
   Can’t achieve the $100+ rent

↳ Apt next door was lovely
   With only 70% occupancy
   Offering huge concessions 

But not everyone digs in
All the way to this level of detail..

Offers get submitted..
Hard money in .. must close
But the biz plan can’t be executed 

Friends, sometimes the best deal is the one you walk away from.

Multifamily just hasn’t penciled in a while.

Then I learned something that 𝗰𝗵𝗮𝗻𝗴𝗲𝗱 𝗲𝘃𝗲𝗿𝘆𝘁𝗵𝗶𝗻𝗴:

• 𝗘𝗹𝗲𝗰𝘁𝗿𝗼𝗻𝗶𝗰𝘀 & 𝗺𝗲𝗱𝗶𝗰𝗮𝗹 𝗱𝗲𝘃𝗶𝗰𝗲𝘀 → earbuds, MRI machines, hospital tools
• 𝗘𝘃𝗲𝗿𝘆𝗱𝗮𝘆 𝗶𝘁𝗲𝗺𝘀 → tape, detergents, rubber, pill coatings

𝗪𝗶𝘁𝗵𝗼𝘂𝘁 𝗼𝗶𝗹, 𝗺𝗼𝗱𝗲𝗿𝗻 𝗹𝗶𝗳𝗲 𝘄𝗼𝘂𝗹𝗱𝗻’𝘁 𝗷𝘂𝘀𝘁 𝘀𝗹𝗼𝘄 𝗱𝗼𝘄𝗻… 𝗜𝘁 𝘄𝗼𝘂𝗹𝗱 𝗴𝗿𝗶𝗻𝗱 𝘁𝗼 𝗮 𝗵𝗮𝗹𝘁.

And this is why oil & gas have been incentivized in the U.S. tax code for decades.

It’s not just about fueling engines ..
It’s about 𝗽𝗼𝘄𝗲𝗿𝗶𝗻𝗴 𝗲𝘃𝗲𝗿𝘆𝘁𝗵𝗶𝗻𝗴.

If you’re only looking at oil through the lens of “energy efficiency,” 
you’re missing the bigger picture:

• It 𝗺𝗼𝘃𝗲𝘀 the world
• It 𝗯𝘂𝗶𝗹𝗱𝘀 the world
