Property owners are often presented with only two paths: sell the land or try to be the developer. Both options leave value on the table.

GIS gives landowners a third path. I run a development management firm that takes a property from raw concept to fully executed project—without requiring the owner to build an internal team or give up control too early.

It took me 20 minutes to explain why a 6-month listing wouldn’t sell.

Five-unit townhouse infill.

Partially designed.

Engineers engaged.

Entitlements mostly in place.

They were asking $800,000.

They bought the land for about $500,000 and spent roughly $300,000 on design.

They just wanted to “get their money back.”

So I ignored the story and ran the math.

Pulled comparable sales.

Called two contractor friends.

Estimated real construction cost per square foot.

Then I asked a simple question:

“If someone builds exactly what’s drawn here, do they make money?”

No.

Not tight.

Not marginal.

Negative.

The plans weren’t value.

They were proof the project didn’t pencil.

This is the part people misunderstand.

Entitlements don’t guarantee profit.

Design drawings don’t create margin.

Sunk costs don’t increase land value.

Only spread does.

And here’s the uncomfortable truth:

You don’t need a developer to figure this out.

You can do a back-of-the-envelope feasibility yourself before you spend six figures on consultants.

Revenue ceiling.

Realistic build cost.

Soft costs.

Financing.

Target margin.

If those don’t work conservatively, stop early.

That 20-minute napkin saved someone years of denial.
