How I paid-off my first Sydney unit by 33 (and bought with just 3% deposit)

My secret isn't complex

I didn't

- live off baked beans
- have a massive salary
- refinance every 6 months
- attend 'wealth creation' seminars
- get help from bank of mum & dad

I did

- buy a property within my means
- cut out the crap spending
- use an offset account
- smart debt recycling
- avoid bad debt

I've since used the equity to buy my Sydney house, which is now also paid off 

And leveraged that to buy a total of 10 quality properties (none of this regional $150k druggie town / flood zone crap)

I've used these 4 banks for my home loans:

(they got me to $10M property portfolio)

1st) Commonwealth Bank - Because I banked with them. Didn't really know what a broker did. Big error, cost me $1,000s

But, quickly made $150k equity, which allowed me to pull out the cash, and buy again.

2nd) St.George Bank - I was an employee, so could buy with 10% deposit and LMI waived

Bought my first investment with them.

3rd) Suncorp Bank - Locked in a 1.79% fixed rate with a refinance (ahhh those were the days!)

4th) NAB - allowed me to easily borrow as self-employed with high commission, scaled the property portfolio - just bought my 'forever' home!

Honestly... it's highly unlikely just one bank will help you climb the property ladder.

You purchase a home 2-3 times in your life

Chances are, in two to five years you'll either:

A) Refinance to another bank

OR 

B) Sell the property (to upgrade)

So, just get whatever loan suits you at the time to acquire the property.

Because even if we get to 50 year loans

The 10 Commandents for First Home Buyers: 

I) You don't need a 20% deposit

II) The best loans are the ones you're eligible for

III) Explore every single way to avoid LMI, but pay it if you must

IV) Never provide more documents than the bank requires

V) Pick the fast bank when purchasing

VI) Offset and redraw are not the same, get the offset

VII) View your credit history before applying

VIII) Always get the loan pre-approved first

IX) Pick a specialist first home buyer broker 

X) Thou shalt not skip thy property checks 🙏

This will spin your head - but AVOID applying with the bank you do your banking with 

The reason is simple:

They have years of your spending habits

They have too much information mate.

Yet, most banks these days DON'T require to see your transaction statements... 👀

maaate - buy the property BEFORE you buy the fancy car

My first home buyer was about to go to auction - but she didn't know she could save $30k

She's buying in Sydney, so stamp duty is fully waived up to $800k

BUT she was thinking the property might go for $805k...

So she thought the WHOLE stamp duty would then be applicable 

We ran the calculations, and the stamp duty is reduced from $31k, to just $1k

Because - she still gets a first home stamp duty reduction, when buying between $800k and $1m.

That extra few $k's could get you the property (and dissuade other FHBs you're competing against 😉)

p.s. she ended up winning the auction on this knowledge...

I got tagged more times than a TEMU T-shirt this week after the NSW Government announced its crackdown on underquoting.

People wanted to know what I thought because I’ve been loud about this topic for years.

News from the coalface .... it’s still broken.

Underquoting isn’t a few bad apples, it’s systematic. It’s ingrained in how agents are trained to sell. Changing behaviour this deep will take years, not months.

Here’s what my day looked like yesterday alone:

1️⃣ Victoria:

❌ New listing I was chasing, no comparable sales listed in the Statement of Information.
❌ Price guide around -18% below market value. Direct comparable sales surround it
❌ Rental estimate inflated by about 15-20%.

When I asked to buy it immediately well above the top of the advertised range, the agent said: “They’re committed to auction.”

Translation: we’ll keep underquoting for a few more weeks, build emotional buyer competition, and cash in at auction.

2️⃣ Sydney:

Quoted at $2 million.
❌ Agent openly admits on the first phone it’ll take $2.3 million+ and the vendors are anchored to a nearby $2.385 million sale.

3️⃣ Another Sydney property:

❌ I offered +12% above the advertised guide price, both in writing and verbally.

Response?
“We’re committed to sell at auction.”
They then removed the guide completely and changed it to “Contact Agent”.
That’s code for we won’t disclose your offer to anyone.

❌ They never sent me the contract as requested (because they don't want my offer)

4️⃣ NSW regional:

Guide $750–$800k.
We instantly offered $800k (fair value) after inspecting the home.

❌ Guide today? Still $750–$800k.

This is why transparency matters. Right now, buyers are being gamed by a system that rewards manipulation, not honesty.

The government’s crackdown is a step in the right direction but until the culture of underquoting changes, buyers will keep getting burnt.

The 5% deposit scheme is a well intentioned policy that helps people get a seat at the table, but it doesn’t change how many chairs exist.

Until we fix supply, we’re just moving the line of buyers closer to the front, not expanding the room.

Since the expanded scheme launched on October 1, properties under the government’s price caps have grown 1.2% in value compared to 1.0% for those above the limit. That gap might sound small, but it’s part of a clear trend.

Lower value homes are rising faster than the rest of the market, and they have been for nearly two years. More buyers chasing the same limited stock, means prices go up.

The government can remove income caps, raise thresholds, or expand access, but unless there’s new supply feeding in, the competition only intensifies at the affordable end.

Good for existing owners. Brutal for first time buyers.

We’re seeing it everywhere, Sydney’s Northern Beaches, Melbourne’s Inner East, Geelong, the Central Coast, suburbs where the “affordable” segment under each price cap is now outperforming higher end stock.

Add falling interest rates, low listings, and strong migration into the mix, and it’s no surprise prices are moving faster than buyers can save.

Government incentives can help get people started, they can’t outrun basic economics.

Until housing supply is fixed, affordability will remain a headline, not a reality.

Early in my career as a selling agent, I listed a heritage terrace on a busy road with a bus stop out the front. I thought that was a deal breaker so I tried to distract buyers by talking up the positives. It sat for weeks with no serious interest. Then an older couple walked in, made an offer and bought it on the spot. 

Why? Because the bus stop was the selling point. What I saw as a negative, they valued. The best negotiators don’t fight the market. They understand what buyers value and use it to their advantage.

Most buyers already do 90% of the legwork themselves — scrolling listings, booking inspections, shortlisting homes. Yet full-service buyer’s agents still charge $20,000–$30,000 for work most families are already doing.

The real value isn’t in the search. It’s in the strategy. Knowing what to buy and what to avoid. Spotting hidden risks and unseen upside. Structuring deals to your advantage and negotiating like a pro when the stakes are high.

You don’t need to pay for busywork. You need expertise where it counts.

When you’re spending hundreds of thousands of dollars, de-risking your decisions isn’t optional, it’s essential. 

Most buyers obsess over one metric or one headline, instead of looking at the full picture. Growth is relative. One market’s “boom” is another market’s warm-up lap. Melbourne’s top suburbs might be up 13%, while some regional markets have delivered 25 to 35% growth in the same period. You need an unbiased lens, the right metrics and a strategy built for your goals, not hype.

The fastest way to kill your own deal is by attacking a property’s flaws hoping it will score you a discount. 

Agents hear criticism all day. Bad floor plan, road noise, small bedrooms. It doesn’t build trust or help you win. The smartest negotiators focus on value. They acknowledge what works, build rapport, then negotiate from a place of fairness and fact, not nitpicking. What you see as a negative might be someone else’s dream. 

If you want to buy well and stay in control of the negotiation, reach out for support.
