Concrete pumpers are having a moment at my house.

Lately, my son and I have been reading a construction site book before bed. Every page features a different machine, excavators, loaders, dump trucks… and of course, the concrete pumper.

Now when we’re driving through Seattle, he sees them before I do.

“Dad! Concrete truck!”
“Dad! Big boom truck!”

This week, that “big boom truck” showed up at our Queen Anne Townhomes project.

10 infill townhomes.
Tight urban site.
Foundations going in.
Concrete pumping all morning.

There’s something grounding about watching concrete flow into forms. It’s early work. Unseen work. But it sets the trajectory for everything that follows.

My dad passed industry knowledge down to me the same way, not through grand speeches, but by working in the field with our own hands. Walking sites. Studying details. Learning how things actually get built. That exposure shaped how I see cities, housing, hard work, and responsibility.

Now I get to watch my son light up at the same trucks.
That part means more than any milestone photo.

Behind the Build: Framing is underway at Capitol Hill Townhomes.
Lumber just hit the site and Building A is going vertical. A big milestone for the team.

Behind the scenes, this project has been all about thoughtful execution. What could have been a massive export/import site, we’ve been able to balance through a phased foundation approach, reducing haul-off, cost, and disruption to the neighborhood.

Paired with well-draining soils, it’s allowed us to keep work moving steadily through the winter and wet season without interruption. A lot of planning goes into making construction look simple. Grateful for a team that continues to execute at a high level. More to come as this one takes shape.

Projects like this are neighborhood in scale, but meaningful in impact.

Last week I had the chance to attend Forterra NW’s Spring Fundraiser and it was one of those evenings that sticks with you.

A room full of people who care deeply about land, community, and the long-term future of the places we call home. And even better, they met the board’s match and raised funds for a good cause.

What stood out most wasn’t just the fundraising success, but the shared belief that the places around us: forests, farms, rivers, and neighborhoods, don’t take care of themselves. It takes intention, stewardship, and people willing to step up.

That idea resonates deeply with how we think about housing and development. The built environment and the natural environment aren’t separate conversations, they shape each other.

That’s exactly what’s happening on this 4-home infill site in Ballard, where foundations are going in now.

The last time we delivered this plan, the team completed it in 7 months from foundations to finish. We’re aiming to beat that timeline this round.

Small urban projects like this are where disciplined execution matters.

Behind the Build: Progress at our 64th St Townhomes is moving steadily forward.

Foundations are in and backfilled, and we’re now installing site utilities, setting the groundwork for everything that follows. This phase isn’t the most visible, but it’s one of the most important. Getting infrastructure right early ensures the homes perform as intended and the community functions seamlessly over time. It’s a good example of the kind of work that often goes unnoticed, but makes all the difference. More to come as this one continues to take shape.

Behind the Build: Aerial view at our Queen Anne Townhomes, foundations are now roughly 50% complete on this 10-home community.

This site comes with its challenges, including a steep slope that the team has been carefully managing from the start. But it’s also presented an opportunity. With strong infiltrating soils, we were able to execute value engineering to eliminate the originally designed stormwater pump system and instead infiltrate onsite. That means less long-term maintenance, fewer failure points, and a simpler, more resilient solution. At the end of the day, it’s always better to let water flow downhill than rely on pumping it back up. Thoughtful decisions like this don’t always show up in the final product, but they make a lasting difference in how these homes perform over time.

In 2024, I launched Stage 2 Facility Management to provide full-service IFM solutions for essential facilities, from medical and dental offices to multi-tenant commercial buildings. We manage vendors, projects, compliance, and daily operations so our clients can focus on their core mission.

I partner with Flowpath CMMS to bring visibility and efficiency to every facility we support.
